Shadowlawn is a Virginia Beach suburb that sits along Rudee Inlet and is located just minutes away from the Oceanfront. The area offers quick access to the beach, popular local restaurants, and top-tier schools. “I’ve had people who’ve come to move into the Shadowlawn area just because of the schools,” says Sabrina Torres, a Realtor with the Trudy Hoff Team at RE/MAX Alliance, who sells homes in the area and has been a Virginia Beach resident since 1994.

20th-century colonials and condos on the coast
Homes in Shadowlawn sit along traditional suburban gridded streets with cul-de-sacs. The neighborhood primarily features 20th-century colonial and contemporary styles, with some being waterfront properties that may include a private dock. Single-family homes here typically sell for between $500,000 to $800,000. There are also a few condo and townhouse communities nearby that typically sell for between $200,000 to $300,000. Oceana Naval Air Station is close to the neighborhood, so expect daily jet noise.

Virginia Beach City Public Schools serves the neighborhood’s students with a collection of highly-rated schools. Kids may start at W.T. Cooke Elementary School, which gets an A-minus rating from Niche, before transitioning to Virginia Beach Middle School, which earns an A and offers a visual arts program. Students may then attend First Colonial High School, which has an A-minus from Niche and serves as the legal studies academy for the school district.

Walking along the Oceanfront boardwalk or in Marshview Park
Marshview Park is a nearby 100-acre outdoor attraction that has a large, grassy field with a playground, a looping trail, a dog park and tennis courts. The Oceanfront is a few blocks away and has a three-mile boardwalk with easy access to the beach. Easily get out on the water by storing a boat in Fisherman's Wharf Marina. Just south of the neighborhood is Ocean Breeze waterpark and Motorworld go-kart park, which are open seasonally. The Virginia Aquarium & Marine Science Center is also south of Shadowlawn and has dozens of exhibits and a trail along Lake Rudee that connects the aquarium’s two buildings.

Nearby grocery stores and popular local businesses
Birdneck Shopping Center is nearby and offers a Food Lion for groceries. There are additional grocers and stores in The Shops at Hilltop, located three miles west of Shadowlawn, as well as a Harris Teeter to the north. There are also several popular local restaurants in the area, like Icehouse Restaurant, which has been serving steaks and seafood since 1910. Rudee's Restaurant and Cabana Bar is nearby and serves seafood in a unique building with Coast Guard station décor. “Their Oysters Rockefeller is definitely one of my favorite dishes,” says Torres. The Vibe Creative District is one mile north of Shadowlawn and offers additional local businesses and restaurants.

Annual events at the beach and the Naval Air Station
The Oceana Airshow is an annual event hosted by the Naval Air Station. The event features famous planes, including the Blue Angels, performing maneuvers and flying over the city. Residents are allowed onto the base and can enjoy live music, vendors and games. The airshow takes place in September and runs through the entire weekend. The Oceanfront also hosts numerous events throughout the year and is highlighted by The Neptune Festival. The festival occurs every September and has an international sandsculpting competition, live music and dozens of vendors along the boardwalk.
Close to Interstate 264 and bridge tunnels
Several parks and restaurants are within walking distance, but the area is still mostly car-dependent. Interstate 264 is close to Shadowlawn, providing access to the rest of the surrounding area as well as The Chesapeake Bay Bridge-Tunnel and the Hampton Roads Bridge-Tunnel.
