A walkable suburb
Just south of downtown Visalia, Washington, is a neighborhood where proximity is everything. “You’re still within walking distance of all the great shops and restaurants in downtown, but you won’t have to contend with as many of the out-of-town visitors,” says Susan Cardenas, who has sold over 100 homes in the neighborhood with RE/MAX Success. The area is known for its walkability, and that extends beyond the easy access to downtown. “We don’t have transportation, so the majority of kids walk to school,” says Karina Cortes, Administrative Assistant with Washington Elementary. “They then walk to Mt. Whitney for high school, so it’s extremely convenient for families with kids.” The neighborhood is active with residents having a median age of 30.

Bungalow ranchers
Washington is largely comprised of clusters of homes on gridded streets. The dominant housing styles are ranch-style bungalows and well-kept Tudor revival homes. “The area is highly desirable for its craftsmanship,” says Cardenas. Homes have driveways and attached garages shaded by mature pines. Large lots contain spacious backyards, and some homes have private pools. Home values range between $200,000 and $300,000. Wide sidewalks make it easy to walk to a neighbor’s school or to one of the many restaurants just north of the neighborhood. With 84% of the population renting in the area, the market is often scarce.

Mt. Whitney High shines
Kids in Washington head to the Visalia Unified School District. Washington Elementary School is a K-8 school with a C rating on Niche. The school has a 19-to-1 student-to-teacher ratio and features online learning services for students. Next is Mt. Whitney High School, which holds an A-minus overall Niche rating and is one of the top schools in Tulare County. The Mt. Whitney Pioneers football team has a history of success in the state playoffs, and the swimming team won the 2024 sectional championship meet. Grace Christian is a private K-8 option located in the neighborhood.

Jefferson Park fun
Jefferson Park is conveniently located on the western edge of the neighborhood. The park features a softball diamond, multi-purpose fields and lighted basketball courts. Seven Oaks Park has something for everyone, with a disc golf course, playground equipment and open green space. Even Fido can have fun at the fenced-in dog park. Just north of the neighborhood on Center Avenue is ImagineU Children’s Museum. The museum has rotating exhibits that help kids have fun while learning agriculture, science and art. The Regal Cinema off of Main Street ensures locals can always check out the latest Hollywood blockbusters.

Hitting Main Street
Plenty of shopping and dining options sit a few blocks north of the neighborhood on Main Street. Adults can enjoy home-crafted beer and pub-style food at Brewbakers Brewing Company. The Cellar Door is an upscale steak and seafood joint that also has live entertainment. Salsa dancing happens on Tuesday nights, while other evenings feature poetry readings, concerts and more. Country music and Louisiana favorites are on the menu at Crawdaddy’s. Component Coffee is an option for a latte or score on a weekend morning. Shoppers can head to Court Street for stores like The Rose Boutique or The Odd Shop for antiques. For even more retail, Mary’s Vinyard Shopping Center has plenty of options.

The Visalia Transit bus system offers service around the neighborhood and all of Visalia. There are multiple stops along Court Street for easy trips to downtown. The proximity to Highway 99 makes it easy to get to Fresno and other California destinations.
