Between the Brazos and West Waco Drive
Bordered by the Brazos River to the south and west, Carver is a study in contrasts. “It’s a lot of old Waco, nestled there in the trees, but it’s also an up-and-coming development area,” says Mike Hamilton, chief creative officer at Rogue Media Network. On one hand, the area is home to landmarks like the East Terrace Museum, a 19th-century brick Italianate-style villa and one of three Waco homes preserved by Historic Waco. A pocket of tree-lined residential streets surrounds a middle school and public park. But much land remains undeveloped, punctuated by a few warehouses and industrial facilities. The city is attempting to capitalize on the area’s location by playing up its proximity to downtown Waco, which awaits on the other side of the Brazos.

Cruising along West Waco Drive
It’s possible to walk to downtown Waco from homes close to the river. The bridge on West Waco Drive near the North Waco Riverwalk Trailhead offers pedestrian access. But the trip downtown from the centrally located Carver Middle School stretches over 3 miles, so for most residents, it’s easier to drive. Waco Transit System buses offer another option. West Waco Drive borders the neighborhood on the southeastern side and connects with Interstate 35, which leads north to Dallas and south to Austin. Driving to either city takes about 90 minutes, but Waco Regional Airport is 7.5 miles away and offers connecting service to both.

Starter homes and bungalows in a growing neighborhood
Many homes in Carver date to the 1950s and ’60s, but the area has also seen a flurry of construction within the last few years, especially near West Waco Drive. Starter homes, bungalows and snout houses sit back from the road on patches of lawn. Narrow sidewalks border some residential streets, but the paths are uneven and overgrown in places, making them better for dog-walking and afternoon strolls than for running or pushing strollers. Plenty of vacant lots still await, most measuring under a quarter acre. A small plot sells for $20,000 to $60,000. Two- and three-bedroom fixer-uppers are priced from $100,000 to $150,000, with new or recently updated homes selling in the $200,000 to $350,000 range.

Carving paths at G.W. Carver Middle School
Students start at J.H. Hines Elementary School, a short distance across West Waco Drive. Hines Elementary gets a C-minus from Niche. Grades six through eight are spent at G.W. Carver Middle School, a charter school in the neighborhood that earns a C. Waco High School is on the other side of the Brazos River in the Heart of Texas neighborhood. The high school has a Niche grade of B-minus and strong varsity sports programs.

Across the Brazos to Jacob’s Ladder
Named for a Waco citizen who served as the first African American mayor of any major Texas city, Oscar DuConge Park is right next door to Carver Middle School. Ample parking makes it easy to enjoy the green space, which includes a shaded picnic area, playground, basketball courts and walking path with exercise equipment. A splash pad sits adjacent to the restroom building, accompanied by benches, so parents can keep an eye on the kids. The North Waco Riverwalk Trailhead near West Waco Drive provides access to the paved waterside trail, which is ideal for cycling, jogging and strolling. Carver residents can cross the Brazos via the bridge on Herring Avenue, which leads into Cameron Park. Jacob’s Ladder, a challenging stairway hike leading to a scenic clifftop lookout, awaits on the Cameron Park side. The Rock Shelter at the foot of the staircase is a covered picnic shelter with a two-sided fireplace and river views.

Pizza at Slow Rise on the Brazos
Local pizza joint Slow Rise opened a Brazos River location in 2022. The Woodway-original slice house is locally owned and crafts its New York-style pies from scratch, serving slices and whole pies in a waterside location with outdoor seating. Most of Carver’s restaurants and stores operate alongside West Waco Drive, where shoppers will find a Goodwill, a home goods store, several automotive shops and an H-E-B plus! grocery store. Papa Jack’s BBQ offers grilled meats by the pound and barbecue plates with classic sides. D & J Seafood is a roadside drive-thru serving fried catfish, shrimp, oysters and chicken, which diners can enjoy while parked beneath a gas-station-style awning. Nearby, Revival Eastside Eatery dishes up burgers, salads and sandwiches in a stylishly renovated former church.
Slow Rise pizza is a riverside pizza joint and a neighborhood staple.
H-E-B is the best local spot for fresh produce.

Area houses of worship
At St. John The Baptist Catholic Church, congregants gather for Mass on Sunday mornings and Wednesday evenings. In conjunction with The Shepherd’s Heart Pantry, a local volunteer-run organization, the church holds a food pantry on the second Saturday of every month. Carver Park Baptist Church allows parishioners to serve their church community through various ministries.

Brazos Nights in Indian Spring Park
In early summer, the Brazos Nights concert series rocks Indian Spring Park across the river in downtown Waco. Shows are held on the first Friday in May and June, and admission is free. Celebrants enjoy food and beverages from local vendors to the tune of live bands. The series wraps up with a July 4th celebration at Touchdown Alley near McLane Stadium in nearby Baylor.
