Named for the narrow finger of Lake Waco that reaches into the neighborhood, Landon Branch grows along a section of Lake Shore Drive. Residential streets wind beneath pavilions of mature oak trees and circle back on one another to form cozy loops. “It’s an established neighborhood similar to North Lake Waco, but without the national builder subdivisions in there,” says Joe Reed, Realtor with Weichert Realtors and 2024 president of the Waco Association of Realtors. Enticing amenities like downtown Waco and Cameron Park Zoo are just minutes away by car, but the tree-lined streets wrap residents in an emerald embrace that’s hard to resist.

A blend of housing styles on spacious lots
The branches of the housing market extend in many directions, representing a colorful array of styles. Two-story Dutch Colonial-inspired houses sit alongside 1970s ranch-style homes, funky contemporary builds and clusters of townhomes. Spacious yards are the norm, with some properties offering a full acre or more. But potential buyers shouldn’t expect waterfront properties, even in this lakeside neighborhood. “People can’t live right on the lake because that’s our water source,” says Heather Foss, owner and operator at Magnolia Realty. On the low end of the pricing spectrum, townhomes typically cost between $200,000 and $250,000. A three-bedroom ranch home might sell in the $300,000 to $450,000 range, while large Colonial-style builds are priced at $600,000 to $800,000.

Kicking back at Koehne Park
There are no parks within Landon Branch, but some nearby ones offer various recreational opportunities. The paved walking trail and picnic pavilion at North Waco Park are just a block or two away from the neighborhood’s eastern corner, with a shaded playground and basketball court to keep things lively. In the other direction, Koehne Park’s lakeside setting features a small beach, boat ramp, picnic tables, hiking trails and honey-drenched sunset views.

From Mountainview to Tennyson
Kids start school at Mountainview Elementary, named for the adjacent neighborhood that also boasts Lake Waco frontage. The elementary school gets a C from Niche. Next come Tennyson Middle School and Waco High School, both with a Niche grade of B-minus. None of these schools are in the neighborhood, but all are nearby, and Waco High is within walking distance of some Landon Branch homes.
Pizza and pasta from Chuck’s
Lake Shore Drive, the artery connecting Landon Branch to Waco’s perimeter, is home to a handful of dining and retail options. At Chuck’s, diners can sample specialties like chicken alfredo pizza or taco pizza topped with fresh shredded lettuce. The restaurant is tucked into a small shopping center with a tattoo parlor, boutique and hair and nail salons. Another nearby option is Salty Dog Sports Bar and Grill, a casual spot to watch the game while noshing on burgers and wings. Groceries are available from H-E-B a short drive away.

Cruising along Lake Shore Drive
The streets have such a peaceful and secluded vibe that it’s hard to believe Landon Branch is just 3 miles from downtown Waco. As Lake Shore Drive extends south and east, it transforms into Valley Mills Drive, which feeds into the city’s major highways. Waco Regional Airport is 4 miles away and offers connecting flights to Texas’s major hubs.

A vanishing shoreline
In spring and early summer, Lake Waco is prone to flooding. It’s not uncommon for city officials to block off Koehne Park and other lakeside recreational spots until the water levels recede. Waco’s tornado risk is also high by Texas standards and much higher than the national average.
