Howe Homestead isn’t a typical suburban neighborhood. Pressed against downtown Walnut Creek, this leafy residential area has easy access to all the shopping, dining and entertainment options of the city while offering a taste of suburban calm. “The draw here is that you still get a little bit of that urban lifestyle. It’s a nice transition for people moving out of major cities that don’t want the super quiet suburban lifestyle yet,” says Adam Dobrinich, a Realtor with eXp Realty who both lives in and sells extensively in Walnut Creek. With both single and multifamily options, Howe Homestead accommodates buyers of many different budgets, although a competitive market and low inventory often lead to higher prices. Home values get another boost from the highly-rated school district. Throughout the year, residents come together for annual events at popular locations like Civic Park, which presents a gateway to many more hiking opportunities in the Diablo Range. Sandwiched between mountain peaks and high rises, Howe Homestead marries suburban comfort with urban spirit.
Ranch- and Craftsman-style homes
Modern ranch- and Craftsman-style homes make up the majority of Howe Homestead’s housing stock. Special touches like barrel-tile roofs and stone facades help each home stand out amid the neighborhood’s thick cover of pines and oaks. But single-family homes aren’t the only option here. Dobrinich says condos are just as popular in this area, providing an affordable option for first-time buyers who want to stay close to the city. Regardless of housing type, though, Dobrinich stresses Walnut Creek’s fast-paced market. “If a property is desirable, it’s likely to sell over asking with multiple offers, even with the current high interest rates,” he says. Condos usually list in the $600,000 to $700,000 range, although there are luxury options available for quite a bit more. Single-family homes on spacious lots average just over $1 million but can list as high as $3 million.

Navigating Walnut Creek and commuting to Silicon Valley
Howe Homestead’s walkable residential streets and proximity to downtown make the area easy to navigate on foot, and abundant trails offer safe routes for bikers. Public transportation is also available in the downtown area. For commuters, Interstate 680 offers a direct, roughly 50-mile route to Silicon Valley, while state Route 24 leads into Oakland. I-680 also leads past major hospitals like San Ramon Regional Medical Center, which is just 12 miles south.

Just a few miles north of the neighborhood, Heather Farm Park welcomes residents and visitors for the annual Walnut Creek Art & Wine Festival, a tradition heading into its fourth decade.
