Shadelands is a mixed residential and business area in the center of Contra Costa County. "The schools are a huge draw," says Sheila Eggers, a Realtor with Windermere Diablo Realty with 15 years of experience in the area. "There are so many options, and many of the schools are pretty superior in the region." The neighborhood’s location provides even more perks, with shopping centers, parks and longstanding city business districts all within reach. "Everything you want is around here," says Bay Area native Sankalan Sarkar, an almost 15-year Realtor with Keller Williams Corona and former Walnut Creek resident. "The way the restaurants and shopping are all laid out in nearby downtown, it feels very much like San Francisco. You also have great access to the BART, but the thing is — the neighborhood still has this overall homey feel, which makes it really nice."

The neighborhood’s wide streetscapes are lined with mature native trees, from towering palms to California bay laurels. The community features well-paved sidewalks throughout, providing a safe path for residents to walk to nearby schools and businesses. “What’s interesting about the housing layout is that you feel away from the city," Sarkar says. "It has wide neighborhood sidewalks where people can still ride around on their bikes since it's away from busy streets." Homes typically reside on large lots with well-manicured front lawns and roomy fenced-in backyards, often spacious enough for pools. Common housing styles include contemporary, traditional, colonial and traditional ranch-styles. Home prices typically range from around $1 million to $1.8 million.

Public schools with CTE programs and top-rated private schools
Shadelands is located on the border of Walnut Creek and Concord, making the area zoned for multiple school districts. Students may attend Bancroft Elementary School, which receives an A-minus rating from Niche. Then, they can attend either the C-minus-rated Oak Grove Middle School or the A-minus-rated Foothill Middle School. There are also two options for public high schools — the B-minus-rated Ygnacio Valley High School and the A-rated Northgate High School. Northgate High offers career and technical education programs in design-focused subjects, including architecture. For private school options, two of the top-rated faith-based schools in the area are in Shadelands, including Carondelet High School and De La Salle High School. Both receive an A-plus rating from Niche and are considered highly competitive to get into, drawing students from all over the East Bay.

"The homes here are pretty walkable to what we call Shadelands Business Park, which is a business district with restaurants, retail stores, health facilities, a senior residence community and other lifestyle offerings," says Linda Vesneski, a longtime Walnut Creek resident who works for the Walnut Creek Chamber of Commerce. Within here is Calicraft Brewing Company with local craft beers and American-style fare, while Dulces Antojitos serves traditional Mexican cuisine. Nearby Jacks Urban Eats has been serving local farm fresh-based foods for over 25 years. Trader Joe’s and Safeway are neighborhood grocery options, while local fresh produce can be found at the weekly Diablo Farmers’ Market, located outside the Kaiser Permanente Park Shadelands Medical Offices. Downtown Walnut Creek is about 5 miles away for more trendy dining and shopping. "There's everything from an enormous shopping mall to a cute regional art center," Eggers says. Broadway Plaza is the major downtown open-air shopping mall, with nearly 100 restaurants and nationally known stores like Nordstrom and Apple.
