Close to the Air Force base and Maryland

While Bellevue’s name comes from a 1700s mansion that has since been demolished, the neighborhood is said to have been built in the 1940s for employees of the nearby Bolling Air Force Base. Today, the neighborhood is still defined by its proximity to the base, but also to nearby Maryland and Washington, D.C. “There are some big, beautiful single-family homes that offer panoramic views of the city skyline, which I think is really unique,” says Russell Carter, an agent with Keller Williams Capital Properties.

Bellevue is located next to the Anacostia Freeway, which connects residents to Virginia and Maryland. The Congress Heights metro station is 2 miles north and can be reached by bus from South Capitol Street. United Medical Center is around 2 miles from the neighborhood and offers emergency and surgical care. Bellevue has a CAP index crime score of 8, compared to the national average of 4.

Affordable homes with investment potential

Bellevue is a residential hub, with neatly laid-out streets of single-family homes, town houses and condominiums along tree-lined sidewalks. “It’s one of the parts of D.C. that’s still affordable for you to purchase a home, and we’ve seen it grow in value over the past few years,” Carter says. “Most of my clients generate $100,000 in equity within 5 years.” A renovated town house or duplex can be purchased for between $450,000 and $500,000, while a condo may sell for between $300,000 and $350,000. Many residents of the Bellevue neighborhood are military personnel who work at the Bolling Air Force Base. “Sometimes they can’t find housing on the base, or they don’t want to live on base, but they have housing options just a few minutes away. That’s one of the best things about Bellevue,” Carter says.

DCPS serves Bellevue

Students in the Bellevue neighborhood are served by District of Columbia Public Schools. For Kindergarten through 8th grade, kids may attend Leckie Education Campus, which has a C-plus rating from Niche. From there, they may move on to Ballou High School, which offers the DCPS Career Bridge program that provides credit for internships. The school has a D+ rating. Students also have the option of attending Ingenuity Prep Public Charter School, where instructors leverage a rigorous academic curriculum and emphasize civic leadership among students. The school is the No. 25 best public middle school in Washington, D.C. and has a B rating.

Multiple parks offer outdoor recreation

To the east, Bellevue is flanked by the 128-acre Oxon Run Park, the largest city park in Washington, D.C. Kids can play on the playground or practice their skills on the baseball diamond, while visitors from all over the area come to see the cherry blossoms in bloom during the spring. On the western side of Bellevue, Fort Greble Park offers a splash pad, community garden, sports courts and walking trails. If the weather precludes residents from taking to the outdoor facilities, they can head to the Bald Eagle Recreation Center, which has a boxing gym and indoor basketball courts.

Nightlife at the harbor or the library

On the weekends, residents can travel to the MGM National Harbor Hotel & Casino to participate in giveaways and to play their favorite table games. The Theater at MGM National Harbor hosts live performances like concerts and stand-up comedy, while various cocktail bars mix up creative drinks for visitors. The Bellevue/William O. Lockridge Library holds events like movie screenings, craft events, group story times and more, and serves as a gathering space for neighborhood residents. The library building was renovated in 2012, and the contemporary concrete and wood structure retreats into the sloping earth for an elegant architectural statement.

Stop at Eastover Shopping Center for groceries

Bellevue is primarily a residential area, but the Eastover shopping center at the southern end of the neighborhood includes a handful of casual restaurants, fast-food chains, and a Giant Foods Market. The Giant is one of few full-service grocery stores in the area, although there are a scattering of corner stores and convenience shops. Restaurants like the Pio Pio Grill, which serves up Peruvian food, and the Panda Café Chinese take-out restaurant give Bellevue residents a destination for fast and easy meals. Towards the northern end of the neighborhood, a cluster of businesses like the small, locally-owned BelleVue Pharmacy serves residents.
