A residential Northeast D.C. community resting on the Maryland border
Lamond Riggs, also known as Riggs Park, is a thriving urban neighborhood in Northeast D.C., bordered by Maryland to the east and standing the test of time, growing even through much of D.C.'s construction projects in the late 20th century. Tanya Slade, a longtime resident of Riggs Park and real estate agent with Long and Foster for over 20 years, says, "The original draw to the area was that you can get a single-family house for the price of a condo that's within walking distance of the Fort Totten Metro." The neighborhood's population diversified following the Brown v. Board of Education decision in 1954, leading to many neighborhoods in the District becoming integrated, including Lamond Riggs. Since then, the neighborhood has faced many transitional periods; citizens have made their voices heard regarding nearby infrastructure projects to keep the community's character intact.

Expanding retail options will be right in Lamond Riggs
The south end of Riggs Park hosts a Walmart Supercenter, Five Guys and Chick-fil-A. The Class Deli is a popular spot for breakfast and lunch sandwiches further north on Chillum Place NW, between a row of local businesses, from an auto parts supplier to a table tennis facility. Hellbender Brewing Company is a neighborhood hangout brewery serving house-made IPAs on tap. It also has a rolling weekly schedule of food trucks for lunch and events like happy hour, trivia and open mic nights. A block north of the neighborhood is Busboys and Poets, a unique D.C.-Baltimore chain serving as a restaurant, bookstore and coffee shop that regularly hosts open mic nights and slam poetry events. Slade mentions that more commercial growth is expected in town, saying, "[After] the last 15 years of development organized by the Citizens' Association, the draw is now our beautiful new library, [and] convenient shopping with two, soon-to-be three grocery stores coming. The new development will have a food court similar to Union Market."

The Lamond Riggs Recreation Center is Riggs Park's main green space and features a multipurpose room with basketball hoops, fields for soccer or baseball and a splash park for the hot D.C. summers. There are also two National Parks within 2 miles of home, the open field at Fort Circles Park and Fort Totten Park, a historic Civil War defense, with a nature trail running through it. Being right on the Maryland border means locals can explore green spaces like Chillum Community Park, 2 miles east. This park has a playground, grass fields and a small paved trail for walking or biking through a churning creek.

Midcentury townhomes and brick single-family homes
Most of the neighborhood's homes originate from the 1950s and 1960s; home values start around $525,000 for three-bedroom brick townhouses, while recently renovated split-levels and Cape Cods go as high as $825,000. Considering D.C.'s overall housing market, Slade says, "If you're someone who wants a yard and not a balcony, this is the place you need to come to." A new construction townhouse development is expanding by the neighborhood's Walmart and chain dining options in the south, usually running around $800,000 for these four-story properties. The neighborhood has a new but sold-out development from EYA, an urban developer specializing in building walkable communities and a senior citizen residence center, Riggs Crossing Senior Residences, with 93 income-restricted units for residents 62 and older, estimated to be finished in 2025.

The Lamond Riggs/Lillian Huff Neighborhood Library is the community's pride
The Lamond Riggs/Lillian J. Huff Neighborhood Library has its own Metrobus stop on South Dakota Avenue, south of Walmart. It was the culmination of years of neighborhood residents planning with an architect to build a community space, which was finally finished in the last decade. Today, it has a large selection of literature for all ages and hosts events, from book clubs and craft workshops for children to weekly movie nights for adults. The library also hosts Community Day in mid-July, a day with refreshments, live music, family story time and an organization fair for locals to connect with the resources available in the community.
Several nearby D.C. Public Schools serve the area
Students are zoned for Whittier Elementary Campus, which has a B-rating on Niche; Ida B. Wells Middle, which has a 7 out of 10 Academics grade from GreatSchools; and Coolidge High, which has a C-plus rating and hosts the Early College Academy, an accelerated college readiness program where students earn a high school diploma and an associate degree.

Government action to maintain a clean water supply
While there are no industrial plants in Lamond-Riggs, the neighborhood has experienced the impacts of industry in bordering areas. In 1989, an underground gas tank leak from a Chevron plant in Chillum, Maryland, seeped into the groundwater and soil under Lamond-Riggs. A year later, the company installed a pump and treat system to remove the gasoline and paid a $500,000 fine to the District of Columbia for environmental pollution. The city continues to do vapor contamination testing and has installed vapor mitigation systems in many of the neighborhood’s homes to protect residents’ health. The EPA implemented a detailed plan in 2008 for the continued cleanup efforts and has assured residents that the contaminated groundwater is in no way connected to the public water supply.

Metro-accessible connection to Downtown, Maryland and Virginia
In the early days of Riggs Park, the Lamond Riggs Citizens Association prevented freeway construction on Gallatin Street and Galloway Street NE, which they believe would have cut through the residential subdivisions and likely caused the community to be abandoned over time. The Citizens' Association turned down the highway expansions in favor of metro train extensions on the Greenbelt line west of Riggs Park. Nowadays, residents can walk a couple blocks south to the Fort Totten metro station, offering Green and Red Line access through D.C., Maryland and Virginia (also called the DMV). Locals can drive 5 miles south along Kansas Ave NW to hit Downtown D.C.'s major government employers, while Prince George's County's retail centers and employers are just across Eastern Avenue NW. Metrobuses run along the neighborhood's main arteries, like New Hampshire Avenue, Riggs Road and Chillum Place, for more public options.

while living in the city there are so many activities to do, as well as the freedom of traveling by bus or train. i would never like to live in the suburb, where getting to things such as eateries can be exceptionally hard.

I was living in Riggs Park for about 5 years before I met my husband. Now we've lived here together for several years. Our community is unique and connected. There are so many people here who are kind, and we've met some of the best friends of our lives.
