A walkable community close to downtown Waterloo
Doe’s is a neatly arranged residential pocket a mile from downtown Waterloo. The neighborhood’s older housing stock hosts both renters and owners who can walk to a handful of small businesses, several houses of worship and the local elementary school. Parks, waterfront trails and downtown museums and event venues are easily accessible, as are the area’s major shopping hubs. The age of homes here keeps prices generally below the Waterloo median, attractive to both investors and first-time buyers. “It’s just a great place with good people and opportunity,” says Rick Bauer, a lifelong Waterloo resident and broker and owner of Re/Max Home Group.
Takeout options within Doe's
Local businesses include Kwik Star convenience store and Gyro Hut, a takeout Mediterranean restaurant within walking distance of many homes. A little farther east, Balkan Café and Grocery serves Bosnian favorites such as cevapi and meat or cheese burek. Hometown Foods is the closest grocery store. Downtown restaurants like The Brown Bottle, a family-owned Italian spot, are only a mile away.
Doe’s is about a 2-mile drive to Crossroads Mall, which people mostly visit for the movie theatre. “Our mall, there’s basically nothing going on over there, but there are other new buildings coming up,” Bauer says. The mall only has a few businesses still in operation, though the surrounding area is still a commercial hub. “There’s development and growth going on.” In August 2023, the city of Waterloo approved plans for a new retail center to replace two shuttered businesses just outside the mall. The new businesses will join the area’s big-box stores, including Target, Walmart and Best Buy, as well as grocery options Hy-Vee and Aldi.

Early-to-mid 20th century homes
Though homes tend to sit close together, backyards are large enough for above-ground pools and play equipment like trampolines. Neighborhood sidewalks are flanked with grass and mature trees. Many properties here date back to the turn of the 20th century, though construction continued into the late 1940s. American Foursquares are common, as are Victorian builds, minimal traditionals and bungalows. The neighborhood’s age has long attracted investors who split homes into duplexes to rent out. First-time buyers are also a key demographic here, drawn in by relative affordability and proximity to downtown and area schools. Prices range between $60,000 for fixer-uppers and $190,000 for fully renovated builds.

U.S. Route 218 runs borders the neighborhood
Residents here can walk to neighborhood institutions such as Jay's Barber Shop or St. Ansgar Lutheran Church. Sidewalks connect Doe’s to downtown attractions a mile away, including the Waterloo Public Library. There are a couple of bus stops on 11th and South Streets, but otherwise, people drive to get around. U.S. Route 218 borders the neighborhood, leading to John Deere and Cedar Falls to the north, and Interstate 280 and U.S. Route 20 to the south.
Lowell Elementary within walking distance
Lowell Elementary has a C-minus from Niche and is within walking distance of many of Doe’s homes. Kids continue on to Bunger Middle, which also gets a C-minus. B-minus-rated Waterloo West High is a mile and a half southeast and offers career-focused academies in subjects such as engineering and health.
“They’re talking about combining West High and East High School together, which have been rivals forever,” Bauer says. “This is just in the last year or two that they’ve been talking about doing that. Some people are in favor of it, some people aren’t in favor of it.” The Waterloo Community School board is slated to vote on the proposed merge in July. If passed, the region’s 10th,11th and 12th graders would attend a brand-new school next to Central Middle, though not until 2028.

Soccer games at Liberty Park
Nearby green spaces include Leavitt Park, a small pocket park with a swing set, and Liberty Park, a much larger expanse for relaxation and play. Liberty Park has a playground with a jungle gym and open green space used for picnics and evening soccer practices. Locals can head to the Cedar River and hop on a mixed-use trail running between downtown and the Riverview Recreation Area a little more than a mile from Doe’s. The recreational area is popular for fishing, kayaking and forested hiking and has designated tracks for dirt bikes and other off-highway vehicles.
Cinema on the Cedar and other downtown events
Doe’s residents can quickly reach downtown events like Cinema on the Cedar, a summer movie series held on the waterfront RiverLoop Amphitheatre. The Waterloo Urban Farmers Market is also nearby, operating each Sunday morning between May and October.
