Peaceful living along famed Route 66
People have come to expect peaceful living and natural beauty in Wellston, a small, rural town off the iconic Route 66. Several churches, schools and a fire station sit in the heart of the area. From there, long, winding roads branch off, passing by the Deep Fork River and blankets of forestry and farmland. “Even with the interstate and Route 66 close by, there’s not a ton of through traffic out this way, and there are still plenty of wide-open spaces,” says Jamie Barnes Saxon, owner of Oklahoma Country Homes with 20 years of experience selling in the area. “People can get that seclusion they crave, but you still are within driving distance of anything you can think of – parks, restaurants and bigger cities.”
Wellston is located along historic U.S Route 66.

Acreage is common among houses in Wellston
The secluded nature of Wellston makes for a quiet atmosphere, with homes tucked along the town’s winding back roads near sprawling farms and lush woodlands. Years of development across the mid-20th and early 21st centuries have produced a range of architectural styles, from ranch homes to bungalows and new traditional houses. Many homeowners have an acre of land at the very minimum, some with more than 50. With no homeowner’s association in Wellston, residents can take full advantage of the generous acreage by adding things like sheds, barns and pools. Prices start around $157,000 for a three-bedroom ranch house that will likely need updates. A renovated house built in the early 2000s with a white picket fence surrounding 5 acres can spike up to $450,000. Buyers with a budget between $250,000 and $350,000 can find a three-bedroom brick ranch house or new traditional with a two-car garage.

Fishing and kayaking along the Deep Fork River
“There aren’t any parks in Wellston, but because of the area's rural nature, people can get outdoors around their homes or go to the Deep Fork River for fishing or kayaking,” says Saxon. More fun on the water can be had at Bell Cow Lake, roughly 11 miles east of the area. Docks are scattered around the waterway where locals can fish or go boating. There are also several campground sites. Kids looking to run around on a playground will need to head about 11.5 miles west to Tilghman Park. Tennis courts and the Centennial Garden accompany the playscape. Walkways wind through the small green space shaded by pergolas and a gazebo.
Tight-knit schools with small student-teacher ratios
The Wellston School District has an elementary, middle and high school carrying the town’s name. Each school also earned an overall B rating from Niche. Much like the town of Wellston, the schools are small and tight-knit. Student-teacher ratios at each school sit at or below 15 to 1.

Award-winning BBQ stand
Butcher’s BBQ Stand has nearly become as legendary as Route 66 among locals. A father-son duo runs the no-frills stand that has accumulated hundreds of prizes and awards for its smoked meats served on Southern-style platters. Locals and travelers passing through Wellston line up by the dozens for the burnt ends with apple pie BBQ beans and potato salad washed down with sweet tea. After ordering, people can sit under string lights at one of the picnic tables dotted around the stand. When residents need to grab groceries, they’ll have to make a roughly 14-mile trip east to the Walmart in Chandler.

Car-dependent community roughly 40 miles outside OKC
Wellston is a car-dependent community due to the area's lack of public transportation. However, with the town’s southeastern corner running along the intersection of Interstate 44 and Route 66, known locally as Turner Turnpike, residents can access the amenities of surrounding metropolitan hubs. The nearest hospital, Summit Medical Center, is about 30 miles away in Edmond. Residents will have to travel 40 miles west along I-44 to reach the heart of Oklahoma City.
