The Westbrook suburb is growing fast, but still smaller than Portland
Westbrook is a fast-growing suburb of Portland, Maine’s most populous city. Downtown developments have breathed new life into this former mill town on the Presumpscot River. Although the city’s population increased by more than 15 percent in recent years, it’s still much smaller than Portland, with wooded rural areas outside the downtown district. And local commuters appreciate the fact that Westbrook is situated between Portland and Gorham, so it’s convenient for driving to both.

Westbrook home styles and prices
Most Westbrook properties are single-family homes, but some condos and townhouses are available. Prices range from the lower $200,000s to the upper $400,000s for early 1900s Nationals and midcentury ranch-style homes. Townhouses sell from the lower $200,000s to the upper $600,000s, and larger farmhouses, Cape Cods and Colonial Revivals sell from the lower $500,000s to the lower $800,000s. Some newer farmhouses were built as recently as 2025.
Colonial Revival homes are common throughout Westbrook.

Housing prices compared to the greater Portland area
Westbrook’s median home sale price is around $425,000 — significantly lower than the median for Portland and other nearby towns like Gorham and South Portland. “Sometimes it might appear like the taxes are high, but that’s because Westbrook has put a lot of work into public transportation,” says Katherine Scamman, a broker and Realtor with eXp Realty who’s been selling in the region for 10 years. If you want to be a little closer to the Portland International Jetport and the Maine Mall, you might consider looking at houses in the Redbank neighborhood, where the median sale price is around $440,000.
Westbrook offers activities from golfing to gaming to hiking
The Westbrook River Walk follows the path of the Presumpscot through the historic downtown area, which is packed with pubs, pizzerias, taprooms and cafes. “They’ve put a lot of energy into revitalizing their Main Street,” Scamman says. After walking, jogging or cycling the 1.5-mile trail, you can relax at Riverbank Park or duck into one of the local shops or restaurants. Gamers meet up with friends over charcuterie and craft beer at Owlbear’s Rest and grab cards at Weekend Anime, a gaming store tucked inside a Colonial-era home. Prides Corner Drive-In is the place to go for classic cinema marathons, while Apple Cinemas Westbrook screens the latest flicks. If you’re more of the outdoorsy type, there are hiking areas north of downtown, and Sunset Ridge has a public 18-hole golf course.
Commuting to Portland and Gorham by car or bus
“The commute to Portland from Westbrook is pretty easy, depending on where you’re living,” Scamman says. “You either can sneak in the back way, or you can go in through the airport area.” You can also hop on the Husky Line bus that connects Westbrook to Portland and Gorham, where the University of Southern Maine has a satellite campus. Here’s how the typical commute times break down:
Gorham by car: 10 minutes
Portland by car: 15 minutes
Gorham by bus: 20 minutes
Portland by bus: 45 minutes
Even if you take the bus to work, you’ll probably need a car for running errands. Downtown is walkable, and you might be able to walk to Hannaford for groceries if your house is close enough, but the shopping centers are a little far to reach on foot for most residents here.
Westbrook is a convenient alternative to Portland
Westbrook’s Main Street and River Walk give it a distinctive vibe, so it doesn’t just feel like an offshoot of Portland. It might be a good fit if you need to be close to Portland but prefer small-town energy to the quicker pace and nightlife you’d find in the larger city. It’s farther inland than alternatives like Scarborough and Cape Elizabeth, which means a longer drive to the beach in the summer, but Westbrook's home prices are much lower.
Downtown riverfront living compared to other neighborhoods
Each part of Westbrook offers a slightly different experience. “You’ve got your downtown area, but if you get to the outskirts, you can kind of be in the woods, so there is some flexibility,” Scamman says. Here’s what to expect from the different areas:
Downtown/Riverfront: Condos and apartments in converted mill buildings; walkable to restaurants and breweries
Pride’s Corner: Mix of condos, townhomes and older houses; convenient access to Route 302 for commuting to Portland
Highland Lake: Rural, with big, older farmhouses on spacious wooded lots
New development isn’t restricted to downtown — there are some new condo units up by Highland Lake, too.

The Westbrook Public Schools district has a diverse student body
Most students attend Westbrook Public Schools, one of southern Maine’s most diverse districts. Almost a quarter of the student body is multilingual, and Westbrook High School provides cultural and linguistic instruction for students who are learning English as a second language. High school students can earn college credit through dual enrollment with USM or Southern Maine Community College in South Portland.
