Williamsburg ’s Powhatan neighborhood is named after Powhatan Creek, which flows along the area’s west side and empties into the James River. Many of the neighborhood’s subdivisions share the Powhatan name, featuring colonial-style houses along quiet streets. Families are drawn to Powhatan by the area’s suburban comfort, highly rated schools and abundant recreation options. “The communities are well maintained from an aesthetic standpoint,” says Marshall Toney, an associate broker with eXp Realty who has sold in Williamsburg for over 20 years. “You get the same vibe whether you’re buying a $300,000 or $500,000 home.”
Wide range of housing options in colonial-style architecture
Powhatan’s homes sit along wide streets in traditional suburban subdivisions. Different sections of the neighborhood have different home types, from single-family houses to townhomes and condos. “It has a very wide range of inventory, based on buyer price point,” Toney says. Most of the area’s communities were built after 2000, and architecture mainly includes New Traditional and colonial styles. Lot size varies by subdivision, but yards are landscaped and shaded by mature trees. Most homes in the neighborhood sell for $310,000 to $610,000, while larger or custom-built properties go for $620,000 to $750,000. The CAP Index Crime Score for Powhatan is 2 out of 10, lower than the national figure of 4.
Well-rated schools, including WJCC's highest-graded high school
The Williamsburg-James City County Public Schools system serves Powhatan, and gets an A-minus overall grade from Niche. The neighborhood is split into several attendance zones, but many students attend A-minus-graded Matoaka Elementary. Lois S. Hornsby Middle gets a B-plus, while Jamestown High receives an A grade. Jamestown High is rated as the best high school in the district by Niche. Nearby private schools include Walsingham Academy, which teaches kindergarten through 12th grade and gets an A-plus rating. William & Mary, the second-oldest university in America, has roughly 7,000 undergraduate students in Williamsburg.
Recreation at Kidsburg, plus subdivision amenities
The 19-acre Veterans Park, located in Powhatan, is popular with families in Williamsburg thanks to its expansive playground. “We call the park Kidsburg more commonly,” Toney says, referring to the playground’s proper name. The park’s pickleball and basketball courts are often busy with pick-up games. Subdivisions also feature their own amenities, such as the Powhatan Secondary pool. The public Williamsburg National Golf Club has two courses and a practice facility less than a mile away. Three miles down the road, Jamestown is home to several historic sites and parks, including the site of the first permanent English settlement in North America. Jamestown Settlement offers a museum and replica of the original fort. Joggers and bikers often take to the Virginia Capital Trail, which spans 51 miles from Jamestown to Richmond. Colonial Williamsburg, a living history exhibit, is 4 miles from the neighborhood. Though admission is needed for many of the experiences, the site is free to explore, and many residents enjoy walking through the restored area.
Easy access to shopping and dining on Monticello Avenue
Monticello Avenue is one of Williamsburg’s busiest commercial corridors. Monticello Marketplace, located in Powhatan, has a Target, a Publix and several restaurants such as Honey Butter’s Kitchen, a neighborhood favorite for brunch. Across Route 199, Settlers Market has more retail options, plus fast-casual spots like Cava. New Town is less than a mile away, with shops and restaurants like K’Bola Cuban Restaurant & Bar or the Corner Pocket, the local pool shark hangout. More dining spots are found closer to Williamsburg’s town center. Classic college bars include Paul’s Deli and Green Leafe Cafe, while Amber Ox Public House and DoG Street Pub each serve refined bar fare.
Holiday celebrations and community events in Colonial Williamsburg
The subdivisions within Powhatan put on community gatherings for residents to enjoy. The Powhatan Secondary development celebrates holidays like Halloween, with trick-or-treating plus an adult costume party. Meanwhile, residents take part in Williamsburg community events. Colonial Williamsburg hosts Grand Illumination, which marks the holiday season with fireworks, plus the weekly farmers market each Saturday morning. The William & Mary Tribe competes in NCAA Division I sports, and residents cheer on the school’s football or basketball teams.
Interstate 64 connects Williamsburg with larger cities
Monticello Avenue is the main road through Powhatan, leading to Route 199 at the neighborhood’s edge. The highway runs along the outside of the city of Williamsburg, leading to Interstate 64. Richmond is about 50 miles northwest, and Newport News is roughly 25 miles southeast. Most residents drive, but the Williamsburg Area Transit Authority bus system has stops in the neighborhood. Sentara Williamsburg Regional Medical Center is roughly 7 miles away and has the closest emergency room. For air travel, Richmond International Airport is the closest major airport, about 40 miles from Powhatan.
