Sitting about 15 miles south of downtown, Willowbrook is an unincorporated neighborhood in Los Angeles. Up until the 1980s, it was largely a mixed suburban and rural area for residential use. Today, Willowbrook is home to about 22,500 people and has a median household income of around $50,000, which is roughly half the state’s median. Many residents are multigenerational homeowners, healthcare workers or those who seek easy commutes to job centers across Los Angeles County. The local workforce is concentrated in health, manufacturing and warehousing industries.

Seeking affordability, families come to stay
The median home price in Willowbrook is $575,000, which is considerably lower than the state’s median of approximately $900,000. The area largely features modest single-family homes, ranging from low-slung bungalows, Cape Cods and ranch-styles to contemporary two-story homes with attached garages. Houses are tightly packed on linear streets, and many houses have fenced-in yards or wrought-iron gates. Typical lot sizes are usually several thousand square feet, and those that have larger yards often have accessory dwelling units. “Willowbrook is actually a very quaint and generally well-maintained neighborhood,” says Eileen Gonzales, a real estate agent with Keller Williams. “The majority of neighbors take pride in their homes, which is visible from the way they maintain the yards and facades of the homes.”

As a major transportation hub, the Willowbrook/Rosa Parks station services both the LA Metro buses and the Los Angeles Metro Rail. Downtown Los Angeles is about 15 miles away via the 110, and Los Angeles International Airport is about 10 miles west on the 105. “A lot of people are considering Willowbrook for affordability and close proximity to employment centers,” says Jessica Nieto, a Realtor with eXp Realty. “Longshoreman opportunities are in pretty easy reach, as are a lot of manufacturing and labor jobs.” Martin Luther King Jr. Community Hospital is right in the area.
Parks and gardens nurture community spirit
Many recreational and pocket parks are peppered throughout the area. Larger area parks, including George Washington Carver Park and Mona Park, have outdoor swimming pools, sports fields and facilities and play areas for children. Neighbors can also use the gym and sign up for year-round sports programming at Mona Park. The Willowbrook Community Garden has also become a gathering place for the neighborhood. “It has become a sacred space for families to come to relax and get away, even if they’re not gardeners,” says Rose Pinkney, a retired healthcare worker who has lived in the neighborhood for over 40 years and spends three days a week as a garden steward at the community garden. “Kids can play here, and it’s become a meeting place for neighborhood watch meetings. It adds such enormous value to the community. You’d be surprised what a small place can do." The 104-acre Earvin "Magic" Johnson Recreation Area sits just outside the community, featuring two scenic lakes with walking paths, playgrounds, barbeque grills and picnic shelters.
