Also known as Little Odessa due to its infusion of Eastern European and Russian culture, Brighton Beach sits on Brooklyn’s southern shore between Coney Island and Manhattan Beach. Locals get the benefit of a lovely shoreline and uncrowded boardwalk, sans the bustle of tourism that comes at nearby attractions like Luna Park. The easygoing vibes of Brighton Beach are major pluses for this seaside community, and it doesn’t feel like other parts of the borough. “It’s definitely old school New York,” says Mark Martov, a licensed real estate salesperson with Corcoran Group. “It’s a melting pot of all kinds of backgrounds. In the evening you can hear the waves crashing, there’s a nice sea breeze in the summertime. Plus, it’s still relatively affordable, around $500 per square foot,” he adds.

More accessible price points and inventory
Compared to Coney Island, Brighton Beach has more available inventory. “A lot of older buildings, but a ton of redevelopment is also happening. After Hurricane Sandy, the neighborhood got upzoned, so things could be built higher,” says Martov. Prospective homebuyers will find almost exclusively high-rise condo or co-op units. Condos in postwar high-rises go for as low as $297,000 but start at around $1.3 million for newly renovated units in oceanfront towers. The median price for a one-bedroom is $480,000. Co-ops start at around $289,000 but generally lean towards the $500,000 and $600,000 range. An occasional single-family home or townhouse will come on the market, typically starting at $1.2 million and up.

Eastern European dining and fresh produce
Good eats are found throughout the year in Brighton Beach with its assortment of Eastern European restaurants and fresh markets. “There’s amazing food along Brighton Avenue, mainly mom-and-pop shops. If you want authentic cuisine, two grandmas in a kitchen making your pierogi with love, it’s the place to go,” says Martov. Authentic Ukrainian borscht and pelmeni are dished up at Skovorodka, and you can BYOB to Kashkar Café, a traditional Uzbek-Uyghur spot that serves lamb kebabs. On the boardwalk, Tatiana is a legendary Russian restaurant and nightclub that hosts flashy Vegas-style shows. Next door, Tatiana Grill has outdoor seating with ocean views for a more laid-back meal. For fresh produce and typical Eastern European products, Big Bazaar has a large selection of goods, as does Tashkent Supermarket.

There’s a diverse mix of people along the coast and boardwalk, with a mingling of languages, including Russian, Polish and Ukrainian. For families, the Brighton Beach Playground connects to the sandy shoreline and features climbing equipment and spray showers. P.S. 253 The Magnet School of Multicultural Humanities, ranked as one of the top 10 elementary schools in New York, serves prekindergarten to fifth graders. I.S. 98 Bay Academy, a Niche-A-rated magnet middle school, was also ranked in the top three for the state. High schoolers have the option of attending William E. One subway station and close to Belt Parkway
Residents can access the B or Q train at the Brighton Beach station. For buses, there is the B68 and B1 on various streets. Since Belt Parkway is nearby, Martov calls Brighton Beach “a commuter’s dream.” Midtown Manhattan is roughly 15 miles away, or an hour by train, while John F. Kennedy International Airport is about 13 miles away by car.
