Beverly Crest is a hilly Westside neighborhood close to Hollywood
Secluded and scenic, Beverly Crest has one of the lowest population densities in Los Angeles County, offering more breathing room than most LA neighborhoods. Located next to West Hollywood, the neighborhood offers a more accessible, more community-oriented experience than other Westside neighborhoods. It's known for its sprawling green spaces and proximity to Beverly Hills shopping and West Hollywood entertainment.
The hills of Beverly Crest are lined with beautiful homes.

Original homes and high-end estates
"If you're in Bel Air, you're getting colossal estates. If you're in Beverly Crest, you're getting more of a Hollywood Hills vibe," says luxury agent Antonio Bruno of Sotheby's International, who has worked in the area for nearly 10 years. "It's definitely more of a community, a hills community. You get to know your neighborhood, which happens less when all the houses have 10-foot walls and private security." While there are certainly luxury homes in the area, there's also a large inventory of relatively affordable midcentury properties scattered throughout the area. Home styles range from midcentury ranch-style to rustic Craftsman to New Traditional. Many homes back up onto green spaces, and many homes are designed to maximize the impact of city and canyon views offered by the neighborhood's hilly terrain. While homes in the neighborhood can sell for anywhere from $900,000 to $50 million, most properties sell for between $2 million and $4 million.

Locals head to Beverly Hills for shopping
Beverly Crest is almost entirely made up of residential zones and green space, so retail in the neighborhood is limited. The north side of the neighborhood features the Glen Centre, which is home to Jayde's Market, a small, upscale grocery store. The Centre is also home to the high-end Vibrato Jazz Grill, a popular spot owned by LA music icon Herb Alpert. For any other shopping and dining needs, residents typically head down the hill to Beverly Hills proper, a 1-5 mile drive for most residents. It's about the same distance to West Hollywood and the Sunset Strip, which are home to some of the most popular clubs and venues in LA.
Strong public schools and Harvard-Westlake
Roscomare Road Elementary School and Warner Avenue Elementary School are top-rated schools that serve the neighborhood. The area is also home to several well-regarded private schools, including the uber-exclusive Harvard-Westlake Upper School, which is in Studio City.

Sprawling parks in the Santa Monica Mountains
"There are several hiking trails nearby that have a very secluded feel. You have Franklin Canyon and Tree People trails that are family- and dog-friendly," says award-winning agent Steve Frankel with Coldwell Banker's Beverly Hills North branch. Franklin Canyon is 600 acres and has a network of mixed-use trails and hosts drive-in movie screenings, food festivals and pop-up art installations. Other parks in the area include:
Coldwater Canyon Park has a playground, sculptures and paved walking trails.
Sheila Agnes Nature Preserve offers quiet trails off of Mulholland Drive.
Santa Monica Mountains National Recreation Area is popular with hikers, mountain bikers and equestrians.

Beverly Hills traffic can vary dramatically
Variable drive times to downtown LA and the airport
Beverly Crest is a roughly 15-mile drive from downtown LA via Benedict Canyon Drive, a seemingly reasonable distance that can take as long as 90 minutes during rush hour. Los Angeles International Airport is about 21 miles south, with similarly long drive times at certain parts of the day. The neighborhood is surrounded by major thoroughfares, including Interstate 405 to the west and Route 101 to the north. A car is critical in this neighborhood, as there are no bus routes.
Winding, hilly roads with narrow sidewalks line the neighborhood
Limited walkability
No part of Beverly Crest is particularly walkable, but the north side is especially car-dependent. Roads tend to get windier and narrower and sidewalks disappear as one approaches Mulholland Drive, which traces the ridge of the Eastern Santa Monica Mountains.

While "space for creative living" is overused in the real estate industry, the proclamation is an apt description of the Mahler/Adams House, 1924-1998, by architect William Adams. Noted as the long-time studio and residence of sculptor Anna Mahler, Adams made the space his own by daringly removing the living, dining, kitchen, and bedroom walls and ceilings, and opening the roof. The result is an
