Convenience comes first in Vermont Square

Vermont Square pairs historical housing with a prime location near some of Los Angeles ’ most popular attractions. While the neighborhood itself has a few parks and local businesses, many buyers value its convenient access to Exposition Park and the University of Southern California, as well as Interstate 110.

Vermont Square housing options

In the past decade or so, Vermont Square’s proximity to the USC campus and Exposition Park has spurred more apartment and condo developments, especially along major roads. Units don’t often come on the market, however. The housing market is “mostly single-family bungalows and Craftsman styles,” says Erica Walden, Realtor with Compass, who is a second-generation LA County resident. “If the lots are big enough, people are adding ADUs.”

The median sale price is in the upper $700,000s, significantly below the citywide median. While you might find a fixer-upper from the low $400,000s to the low $600,000s, renovated homes tend to range from the mid-$600,000s to the upper $900,000s. Large, well-preserved Craftsman-style houses and properties with accessory dwelling units usually sell from around $1 million to nearly $1.3 million.

LAUSD schools and charter options

Children are served by the highly rated Los Angeles Unified School District, which assigns schools based on address but also has magnet options and an annual open-enrollment lottery. Manual Arts High School, located in the community, offers a visual and performing arts magnet. In addition, there are some public charter schools, including the highly rated Libertas College Preparatory Charter School.

Getting to downtown LA and other job centers

Location is one of Vermont Square’s strongest advantages. “It’s extremely central,” Walden says. Downtown LA is about 6 miles away, and Culver City is roughly the same distance. The USC campus is just north of Exposition Park, and some streets have bike lanes and sidewalks that make car-free trips doable. You also have public transit options, including several bus stops and a Metro E Line station near Exposition Park. Even so, Walden says, “it’s still a driving community.” Interstate 110 runs just east of the neighborhood and provides a direct route downtown. When freeway traffic picks up, drivers can take surface streets like Western Avenue to skirt congestion.

A few neighborhood parks and access to Exposition Park

There are a couple of green spaces in the community, namely Vermont Square Park, which has a playground, basketball court and picnic tables. Julian C. Dixon Park has similar amenities. Neighboring Exposition Park is a 160-acre complex packed with:

  • Event venues, such as the BMO Stadium and the Los Angeles Memorial Coliseum
  • Museums, including the California Science Center, the Lucas Museum of Narrative Art and the Natural History Museum of Los Angeles County
  • Recreation areas, like the LA84 Foundation/John C. Argue Swim Stadium and the Exposition Park Rose Garden

Some dining and shopping in Vermont Square, plus more options nearby

Vermont Square is home to several family-owned markets, as well as Superior Grocers, a full-service grocery store. Along Western and Vermont avenues, there are a variety of local bakeries, cafes and dining spots, including Sonsonate Grill, which serves Salvadoran-style food. In nearby University Park, you’ll find more sit-down restaurants and popular fast-casual chains, as well as stores like Target and Trader Joe's.
