Nestled in the San Fernando Valley and located at the foothills of the Santa Monica Mountains, Woodland Hills is a picturesque residential enclave that is enveloped by the natural beauty of the Pacific Coast. Woodland Hill is known for having reputable area charter schools, convenient shopping centers along Topanga Canyon Boulevard, city and state parks for hiking and major development projects. With $1 billion of investment, Warner Center sits at the heart of the neighborhood and is a business, commercial and residential district. With office space for large entertainment and insurance corporations, hotels and a sports complex in the works, this area will become a center of the San Fernando Valley. “You get more privacy here as Woodland Hills has less population density and the lots are bigger,” says Alex Duk, managing partner at Harcourts Beverly Hills with eight years of experience. “There’s also more natural greenery and it’s between Calabasas and Sherman Oaks while in proximity to Malibu.”

Homes in Woodland Hills

Small bungalows and cottages around 1,000 square feet may list between $600,000 and $800,000, while slightly larger midcentury modern and ranch styles range from $1 million to $1.5 million. Newer builds, often designed in Mediterranean-inspired or New Traditional architecture, and remodeled homes with a quarter-acre or more land are close to $2 million and $2.5 million. Estate homes with private gates and backyard pools can fetch over $4 million. Residents are also recommended to purchase homeowners’ insurance to protect against wildfires, earthquakes and other natural disasters.

Los Angeles Unified School District

Students may begin schooling at Serrania Avenue Charter for Enriched Studies or at Woodlake Elementary, which is also known as Woodlake Elementary Community Charter, and both schools have an A-minus Niche rating. Prospective middle schools include Hale Charter Academy and Woodland Hills Academy, each of which scores an A-minus and a B-minus, respectively. Scoring an overall A grade, El Camino Real Charter High School offers the Careers in Entertainment Academy (CEA), a film production curriculum for students interested in studying film, journalism or production. Also having an A rating, Taft Charter High School is known for the Humanitas Interdisciplinary Pierce Program (HIPP), which provides students with the opportunity to take transferable college-level courses. Pierce College is also located within the neighborhood.

Parks around Woodland Hills

Residents may drive down Topanga Canyon Boulevard, which is also known as California Route 27, to Top of Topanga Overlook and catch a scenic sunset. Farther down the road are Topanga Beach and Malibu Beach, which are popular coastal destinations for locals. In the summer, people can see a free concert at Warner Center Park, and Serrania Park offers play equipment and walking paths for casual strolls. Woodland Hills Recreation Center features baseball and soccer fields, basketball courts, a seasonal swimming pool and play areas for children. Those who like horseback riding may enjoy the equine trails at Upper Los Virginas Canyon. Additional popular hiking destinations include Summit Valley Edmund D. Edelman Park and Corbin Canyon Park. Woodland Hills Country Club is nearby for golfers to book tee times. About 10 miles to the southwest, Malibu Creek State Park offers spectacular views of Malibu Canyon, along with fishing, birding, mountain biking, rock climbing and horseback riding opportunities.

Shopping centers along Topanga Canyon Boulevard

Westfield Topanga is home to about 170 stores and eateries, including Target and Topanga Social. As the mall’s food hall, Topanga Social has gathered approximately 30 of the region’s most coveted restaurants offering a diverse range of food options, including burger joints such as Amboy, various Mexican and sushi places and several whiskey bars. Located at the center of the neighborhood and adjacent to Costco, Topanga Village is another recently developed mall featuring over 70 retailers and restaurants. Popular eateries include the well-known hot dog and hangover burger spot Dog Haus and The Local Peasant. Residents may also head to HQ Gastropub to catch a game and order ribs and a house cocktail. Local grocery stores include Whole Foods Market, Sprouts and Ralphs.

Families can go to Off the Wall Game Zone for activities such as bumper cars, rock climbing, dodgeball and trampoline. Universal Studios Hollywood theme park is about 16 miles away with immersive shows and amusement rides. Additional cultural destinations include The Getty, which is renowned for its world-famous art collections, and The Museum of the San Fernando Valley. Events close to home include picnics and film screenings at Warner Center Park and Taste of the Valley, which is a local food and wine festival that takes place at Topanga Village.

Navigating into Malibu and Hollywood

Closely situated to Malibu, Woodland Hills is about 13 miles away from the coastlines and 15 miles from Malibu. Hollywood and Burbank are about 20 miles to the east via U.S. Route 101 with destinations such as Universal Studios Hollywood and the studios of Warner Brothers. While Metro, or the Los Angeles County Metropolitan Transportation Authority (LACMTA), offers bus and rail service throughout the region, most residents drive their cars for daily travels and commutes. Locals can also bike around the neighborhood and explore over 100 cycling routes in the area. The Kaiser Permanente Woodland Hills Medical Center is right within the neighborhood, and Los Angeles International Airport is approximately 27 miles to the south through Interstate 405.

I like the amount of things to do. There is a lot in Woodland Hills to choose from. They have a variety of restaurants and the placement is also great. It is in the middle of the San Fernando Valley and it is nice because I am less than 20 minutes away from most things.

Overall, I like the community. It is pretty safe, the restaurants are good, and I am in close distance to most things. However, I wish there were more walkable places.

It's a very safe, quiet suburb in northwestern Los Angeles County. Very beautiful trees and nature, high socioeconomic population, not very racially diverse unfortunately, but a nice place to settle down and raise a family. Many high-quality restaurants and stores within a short distance, but public transportation is very lacking.
