The financial center of Miami

A mile south of downtown Miami lies a swanky seaside neighborhood where residents can work and play equally hard without ever leaving home. Known as the “Wall Street of the South,” Brickell is one of Miami’s trendiest and fastest-growing neighborhoods. “It’s a very dynamic and young part of the city,” says Carmela Rebuelta, a licensed realtor with Compass Florida. “There are usually young families who move in with small children, then move out when their kids are older.” Brickell’s sidewalked streets can keep residents walking for days, and its shops and restaurants give the neighborhood a worldly and luxurious flavor.

High-rise bars and the hottest dinner parties

Brickell is home to a 500,000-square-foot, open-air mall that offers stores, restaurants, mini-golf, and more. Home to luxury shops like Coach and Richard Mille, Brickell City Centre connects to three high-rise buildings offering apartments and condos. Restaurants like Luke’s Lobster and Marabu give shoppers a massive selection of meals when they need to refuel for the day. Named after one of the first merchant families in Brickell, The Shops at Mary Brickell Village offers Brickellites another option for open-air luxury shopping and dining. For a night on the town, Brickell is one of Miami’s most popular nightlife neighborhoods. Miami’s highest rooftop bar, Sugar, offers residents views of the city from 40 stories up. “Marion is a very fun one,” Rebuelta says. “It’s a restaurant that turns into a night disco, so people start dancing on the tables after dinner. That’s really Miami.” Marion fuses Asian and New American cuisine to create dishes like their risotto hot pot or American Wagyu Sirloin.

Homes and prices shaped by luxury

Known for gently rolling lines and glass facades, Miami architecture has developed into a style of its own, and Brickell offers a variety of homes that showcase all the nuances of the famous beach city’s style. Apartments and condos comprise most of the neighborhood’s homes, but the area’s southern tail adds single-family homes and townhouses to the mix. “There are not many single-family homes, and they’re very expensive,” says Rebuelta, who has five years of experience selling homes in Brickell. “You don’t have big apartments either. There are some, but they’re super expensive. They’re usually the penthouse for investors.” In contrast to the sparkling curves of its condo high-rises, Brickell’s single-family homes commonly come in Mediterranean and modern styles, with terra cotta or flat roofs and curved archways or squared-off edges. The median home price is $650,000, up 5% from the previous year, but prices can range from $225,000 for a one-bedroom condo to more than $5 million for a five-bedroom modern home on less than a quarter acre.

The Underline and other greenspaces

Perhaps one of Brickell’s busiest parks, The Underline is a 10-mile long trail and urban park that gives cyclists, runners and walkers a greenspace below the Miami Metrorail. The park also offers space for art installations and group exercise classes like yoga. Simpson Park Hammock is home to tree-shaded walking trails, a recreation center and the Charles Torrey Simpson Memorial Garden Center. On Brickell Key, residents can lounge on the dog-friendly field and enjoy the park’s sculptures and seaside views.

Festivals within a festival

Originally known as the Miami/Coral Gables Art and Mega Festival, the Miami Brickell Art Festival brings two days of art, food and live music to the neighborhood. The festival attracts more than 150 exhibits from artists all over the world and includes mini-festivals like the Miami/Brickell Beer, Wine and Spirits Festival and the Brickell Seafood Festival.

Brickell students can begin their learning journey at Southside Elementary Museums Magnet School, which partners with Miami museums to deliver a curriculum focused on the humanities and reinforced with museum resources. Southside Elementary earns a B on Niche and offers pre-kindergarten through 8th grade classes. Students can then attend grades 9 through 12 at nearby Miami Senior High School, which earns a B-plus.

Easy to walk, ride or drive

Brickell is replete with sidewalks, making the neighborhood exceptionally walkable. “It’s walkable,” Rebuelta says. “You can walk close to the water or cross the bridge to Brickell Key.” To get beyond the neighborhood, Brickellites can hit one of the area’s numerous bus stops or take a ride on the Miami Metrorail, which offers a yellow-line stop on Southwest 1st Avenue. With Interstate 95 running along Brickell’s western edge, resident drivers can also get around easily, and Miami International Airport is just an eight-mile drive away.

Flooding could become a concern

Within Brickell, 317 properties have more than a 26% chance of flooding over the next 30 years. Data from Risk Factor indicates that the neighborhood's north end and coastal edge are at the most significant risk of flooding. Still, the neighborhood also has an extreme risk of being impacted by floods before 2054. The neighborhood also experiences high noise levels, though heat map data indicates the coastal line is a little more peaceful than streets west of Brickell Avenue.

It's just a cluster of tall business ( really scary if you think in strong hurricanes season ), flooding streets ( reason why all buildings are built high ), over expensive and over rated , and in opposite to what people is trying to push , it's boring !! and homeless population is growing on its streets and in main Brickell Avenue ! Even the mall isn't special at all!! People be real, coconut grove is more fun but also very expensive for no reason. There much better places in Florida where fun, great restaurants , affordable housing , beautiful neighbors as Orlando or Tampa. My favorite Orlando, Dr Phillips neighbor , just around the corner of Universal Studios, safe, clean , just like living in a garden with 5 star restaurants and more. Ahhh, no hurricanes or flooding !!
