Stevens Square is a residential neighborhood filled with brownstone condos and apartments that pack in plenty of people despite its small size. Residents can walk to restaurants and cultural centers in nearby neighborhoods like Loring Park and Whittier, or commute to downtown Minneapolis for work. Stevens Square Park provides them with a green space close to home.

What brownstone condos usually cost in the area

The neighborhood’s density comes from its large number of studio to three-bedroom apartments, some of which are in historic brownstones. About 85% of residents are renters. There are also several brownstone condos, though a few more modern buildings were added in the 2000s. Condos typically run from around $85,0000 to the upper $100,000s. HOA fees are often between $300 and $600 per month. For homebuyers seeking something larger, there are a handful of single-family homes that can sell between the upper $300,000s and the lower $900,000s, but these homes rarely hit the market. Prices in the neighborhood tend to be lower than in surrounding communities like Whittier and Loring Park.

Community life is built around its location

Stevens Square is a relatively small area, but it has a population of close to 4,500 residents, so people are always out and about. Barbara Brin, a sales associate with Coldwell Banker Realty – Minneapolis Lakes who used to live in the area, says the neighborhood’s biggest appeal is its location. “It’s on the edge [of downtown],” Brin says, adding that residents can walk into more active areas like Loring Park via bridges that cross over Interstate 94. While driving is also an option, there are few parking lots, and street parking fills up fast. It gets even more difficult to find a spot after snowstorms. The neighborhood also lacks the bike boulevards with slower traffic found in other parts of the city, though 1st Avenue South does have a bike lane.

Stevens Square Park and other green spaces are close

At the center of the neighborhood is Stevens Square Park, which has a basketball court, a playground and a grilling area. It’s often used as a community gathering space. A few blocks from the neighborhood is Washburn Fair Oaks Park, a quiet space with brightly colored benches. Less than a mile away is Loring Park, a larger space that offers sports courts, a fishing pond, a community arts center and a pet area. It connects to the Loring Greenway, a popular spot for walking that leads to Downtown West ’s Nicollet commercial area.

People can commute downtown several ways

Residents often walk through the neighborhood to get around. Downtown’s business district, where companies like Target and U.S. are headquartered, is roughly a mile away, and it takes about 20 minutes to walk there. Metro Transit buses make several stops along Nicollet Avenue and 3rd Avenue South, and a ride downtown takes between 15-20 minutes. If you drive, it can take less than 10 minutes.

Neighborhood organizations and an art festival bring people together

The Stevens Square Community Organization helps the neighborhood in multiple ways, from raising money for local businesses to volunteering at the Groveland Emergency Food Shelf. It also hosts events like Coffee Hours, when people are encouraged to get to know one another. The area’s biggest event is the Red Hot Art Festival, which celebrates work from neighborhood artists and encourages attendees to create their own. The event also has food trucks and other activities.

You can walk to Eat Street for international food options

Though there are a few restaurants in the neighborhood, including the well-liked Joe & Nya African Restaurant, most people don’t stay in the community when they’re hungry. They usually walk a few blocks south to Eat Street, a stretch of Nicollet Avenue filled with international eateries. Some have a relaxed atmosphere, while others are a bit more upscale. The most popular Eat Street restaurants include:

  • Christos, a Greek spot with daily lunch and dinner specials
  • Lu’s Sandwiches, a casual shop known for its banh mi
  • Quang, which serves authentic Vietnamese dishes
  • Icehouse, a New American eatery that doubles as a live music venue

The Minneapolis Institute of Art provides culture

Residents can walk to a couple of the city’s most popular cultural centers. The Minneapolis Institute of Art, in Whittier, has rotating exhibitions that showcase works from across the world. It is also home to the Children’s Theatre Company, a professional theater that tailors its performances to families. “It has exceptionally wide aisles so kids can walk in front of their parents or sit on their laps,” Brin says. In Loring Park, the Minneapolis Convention Center hosts large-scale events like galas, indoor sports competitions and business conferences. Stevens Square residents can hold special events like weddings at The Van Dusen Mansion, which was built in the 1890s.
