Less than 10 miles from the music-filled streets of downtown Nashville, Donelson is different from what one would expect on the outskirts of an urban city. “The neighborhood doesn’t feel like you are on the outskirts of a major city. It feels like a suburban enclave where you can walk your dog while the kiddos ride their bikes on the street,” says Mike Gallagher, Realtor with Crye-Leike Real Estate Services, who has 17 years of experience in the industry. The neighborhood is dotted with single-family homes, winding hiking trails with river access and an ever-growing restaurant and retail scene.
Ranch-style homes and Cape Cods
Strolling through the streets, often canopied with mature trees, the landscape comprises ranch-style homes, the occasional Cape Cod and a few townhouse communities. “Donelson tends to attract a lot of young families who are moving into recently renovated brick ramblers, although I’m sure there are quite a few retirees as well. Most houses were built in the 1950s and 1960s, boasting larger lots than downtown,” Gallagher says. The median home price for a single-family home hovers just under $400,000, with an average lot size around 16,117 square feet. Prospective homebuyers can score a townhouse starting in the mid $200,000s to the mid $400,000s for a modern new build. Single-family homes range from a small rambler in the lower-to-mid $300,000s to the $700,000s, boasting an in-ground pool on almost a full acre.

Academy programs at McGavock
The Metro Nashville Public School District serves the neighborhood, receiving average ratings on Niche. Students attend Pennington Elementary School, scoring a C, and Two Rivers Middle School, achieving a C-minus. Also scoring a C rating, McGavock High School offers Advanced Placement courses and four career academies. These programs provide opportunities for students to jump-start their careers, such as the Gaylord Opryland Academy of Hospitality and the CMT Digital Design and Communications Academy.

Nectar Urban Cantina is a popular spot for tacos and a margarita, while McNamara’s Irish Pub & Restaurant offers a cozy atmosphere for an after-work beer with friends. Residents can fuel up for the day at Caliber Coffee Co. before heading out to Publix Super Market at The Crossings Shopping Center to knock off that to-do list. “Donelson is close to downtown, has a Publix and a great retail corridor,” Gallagher says. The shopping center is also home to Harbor Freight Tools for home projects and Anytime Fitness. Just outside the neighborhood, Opry Mills mall is the one-stop-shop for all retail needs.

Quick commutes to downtown Nashville
Interstate 40 borders the community, providing residences a straight shot into the heart of downtown, while US Route 70 also feeds into Nashville or the surrounding towns. Locals can hop on the WeGo Star, a commuter train that runs from downtown Nashville to Lebanon, with a stop at the Donelson Station. Commuters can also catch one of the buses along Lebanon Pike for a quick ride.
Events at the Grand Ole Opry
