Florida homebuilder Dream Finders Homes says it is strengthening its position in the Atlanta metropolitan area by acquiring Green River Builders.
Green River, based in Monroe, Georgia, launched in 2012 and designs and builds luxury homes, according to the company website. Its developments include Windermere in Douglasville, Ga; Trove in Watkinsville, Georgia; and Steeplechase in Hoschton, Georgia.
"This acquisition and partnership with the Green River team facilitates further coverage across product offerings and geographies within the greater Atlanta region," Dream Finders Chairman and CEO Patrick Zalupski said in a statement.
The deal is emblematic of the consolidation happening in the homebuilding industry, according to Justin Benefield, academic director for Auburn University's Winchester Institute for Real Estate Development.
"Higher interest rates have slowed new home sales and that, in turn, slows the ability of a lot of builders to build new product," Benefield said in an interview. "At the same time, they're not moving inventory. That's really putting a squeeze on smaller builders."
In January, Jacksonville, Florida-based Dream Finders acquired Liberty Communities that built homes in Atlanta and Greenville, South Carolina. At the time, Zalupski noted that the Atlanta area, where roughly 27,000 single-family permits were issued in 2024, was the only Southeastern market in which his company wasn't active.
Dream Finders ranks as the nation's 14th-largest U.S. homebuilder based on sales, according to the most recent rankings from Builder magazine. It builds houses throughout the Southeast, mid-Atlantic, and Midwest and also operates mortgage financing and title services companies.
