Arizona builder plans 100 homes across two connected communities in Flagstaff

Flagstaff City Council will consider proposals from Capstone Homes

A pair of northern Arizona mixed-use communities surrounded by lush forests could see a batch of new homes added to the mix.

Arizona-based Capstone Homes has filed plans to develop two neighborhoods in the Timber Sky and Canyon del Rio communities. Both communities are connected through the more than 50-mile Flagstaff Urban Trails System for walking, running and biking.

Flagstaff can serve as an escape for those in Phoenix looking to get away during the hot summer months and enjoy skiing and sledding during the winter.

The Flagstaff City Council will consider proposals for Capstone's Atlas at Timber Sky and The Lookout at Canyon del Rio projects at its Oct. 21 meeting.

Capstone could not be reached for comment.

The Timber Sky master plan consists of nearly 200 acres that would house up to a maximum of 1,300 residences. The site, located between Route 66 and Interstate 40, is home to a mixture of residential types combined with commercial service and open space.

Canyon del Rio, initially approved by the city council in 2019, consists of 1,426 residential units and 225,000 square feet of commercial development.

Plans reveal details for 100 Flagstaff homes

At Atlas, Capstone aims to build 58 homes on more than 6 acres. The average floor area of the homes will not exceed 1,800 square feet, according to project documents.

Capstone, the primary builder of Timber Sky, has three active neighborhoods within the community after breaking ground in 2022: Adora II, Aries II and Sirius. The builder lists a neighborhood called Corvus that's coming soon, according to its website.

Starting prices in those neighborhoods range from $724,900 to $964,997.

The average value for homes within the Timber Sky neighborhood is $872,426 as of October. Across Flagstaff, the average value drops to $784,918, according to Homes.com data.

At Canyon del Rio, Capstone plans 50 single-family homes on more than 7 acres.

Capstone has two communities within Canyon del Rio: a single-family community called The Ridge, where prices start above $950,000, and a townhouse development called The Pointe.
