Builder banking on energy-efficient homes near Disney, downtown Orlando

Landsea Homes offering single-family, townhouses in Central Florida

Two new Central Florida developments are targeting first-time and move-up buyers in one of the nation's fastest-growing metropolitan areas.

Landsea Homes is building 92 townhouses at Thompson Village and 113 single-family houses at Oakview. Both developments are in Apopka, a suburb north of Orlando and Walt Disney World.

In recent years, builders have been capitalizing on demand for new homes in suburbs within driving distance of Disney and the downtown Orlando job center. The Orlando region added nearly 76,000 residents between 2023 and 2024, ranking No. 7 nationwide, according to the latest U.S. Census figures. New York-Newark-New Jersey was first with nearly 214,000 new residents during that period.

As with all of Landsea's new homes, the Thompson Village and Oakview properties are part of a program that incorporates energy efficiency, home automation, sustainability and healthy living. The Dallas-based builder partners with Apple and Best Buy Geek Squad to offer such home automation features as entry door locks, thermostat control and doorbell camera from one mobile app.

The Thompson Village townhouses are roughly 1,900 square feet with four floorplans offering three to four bedrooms. Prices start in the mid-$300,000s.

The Oakview homes offer four floor plans with three to five bedrooms and range from more than 1,900 to nearly 2,900 square feet. Some of the floor plans include a three-car garage. Prices start in the mid-$400,000s.

“We’re seeing strong demand in Central Florida, and our homes at these communities are arriving at the right time, presenting an incredible opportunity for buyers to get into the housing market early and find a home that fits their unique lifestyle — at an attainable price point,” said Megan Bakel, Landsea's Florida vice president of sales and marketing, in a statement.
