The New Jersey arm of The Corcoran Group is beefing up its presence in the Garden State by adding a new location in Union County.
Corcoran Sawyer Smith opened an office in Westfield, New Jersey, this week at 52A Elm St., the brokerage said. The office will house the company's existing agents who work in Union County and any future hires. With Westfield, the brokerage now has eight offices in New Jersey — in Hoboken, Jersey City, and Princeton — and one in Pennsylvania.
A handful of brokerages have expanded their operations in New Jersey so far this year: The Agency opened an office in Rutherford, Serhant expanded into Bergen and Atlantic counties, and Century 21 expanded into Middlesex County. Keller Williams expanded its New Jersey footprint last year by merging with Clearview Realty in Sparta.
Corcoran Sawyer Smith launched in 2021 when Sawyer Smith Residential Brokerage became an affiliate of Corcoran. The brokerage now has more than 250 agents across its offices.
Sawyer Smith, who owns the Corcoran affiliate, said there's enough housing market growth happening in Union County that it made sense for his group to open an office there.
“The real estate market in Westfield is incredibly strong and perfectly aligns with the high-end properties we specialize in," Smith said in a statement.
Westfield is one of many bedroom communities for New York City-based workers who want to live on quiet, tree-lined residential streets. Westfield is 25 miles from New York City and 12 miles from Newark Liberty International Airport.
Like most of New Jersey, home prices in Westfield have climbed for a host of reasons. The median sales price for a single-family home in Union County grew 13.5% from $630,000 in April 2024 to $715,000 in April 2025, according to New Jersey Realtors data. On June 4, the listings on Homes.com in the community ran from $679,000 for a three-bedroom, two-bath property to $5,499,999 for a five-bedroom, 7.5-bath mansion.
Corcoran officials describe Westfield as an upscale suburban town known for being close to New York City and New Jersey's beaches. The town has homes with various architectural styles, including Colonial Revival, Georgian Revival and Queen Anne. The town has limited housing inventory, strong demand, and rising property values, Corcoran said.
“Westfield’s real estate market is renowned for its high-end suburban homes, attracting buyers who appreciate a peaceful environment paired with upscale amenities and convenient access to New York City,” Smith said in the statement.
