DRB Homes plans nearly 200 new North Carolina homes with land acquisitions

National builder closes three deals in August

DRB Homes closed on three land acquisitions this month in North Carolina’s Research Triangle that are expected to bring 189 new houses to the market.

Division President Ric Rojas told Homes.com that the demand for new developments has been sparked by market stability in the Triangle, the region home to the research university cities of Chapel Hill, Durham and Raleigh.

“Despite any kind of interest rates right now, these price points we’re talking about have been pretty stable in our market, and you still have an incredible amount of in-migration to our market,” said Rojas. “Compared to other big markets that have a lot of job growth like we do, we’re still somewhat affordable.”

The national homebuilder closed on 71 homesites in Apex, North Carolina, last week for its upcoming Peak Landing development. These homes will be designed with young families in mind, offering larger square footage starting between 2,600 and 3,000.

DRB plans to use new product lines in Peak Landing, offering larger kitchens, primary suites and an option for a first-floor primary bedroom. These homes are expected to include four- to five bedrooms. Prices will be fine-tuned until sales begin, said Rojas, but they will likely start in the $800,000s.

Peak Landing comes after DRB’s first Apex-area development, Linden. The town is located about 14 miles outside of Raleigh.

Earlier this month, DRB closed on two additional land sites for 2026 developments.

The View at Oakwood is designed to include attached townhouses in downtown Raleigh with four levels, including a top level with balconies and views of the city. Rojas said these will likely begin in the $600,000 range with a smaller square footage than the upcoming Peak Landing development.

“This is going to serve a different clientele that’s used to urban living, where they want walkability, possibly work from home,” said Rojas.

The third newly acquired land sites are planned for the Hasentree neighborhood of Wake Forest, located about 20 miles north of Raleigh and 18 miles east of Durham. To suit the existing homes, DRB plans to develop larger-lot single-family homes here. A draw for this development will be access to the Hasentree country club and proximity to Falls Lake.

Large development underway

DRB’s largest upcoming development in North Carolina is its Brio master-planned project across 375 acres in Knightdale.

The development received approval in 2024, and DRB is one of two homebuilders involved alongside PulteGroup. Master developer Suncrest Real Estate has said plans call for a total of 1,100 residential units. Most will be single-family homes, with duplex/townhouses and some multifamily options. DRB itself is planning 288 homesites for the Brio East portion.

DRB is part of DRB Group, the No. 20 homebuilder by closings in 2024, according to data from trade publication Pro Builder. Sister brand DRB Elevate, also under DRB Group, is the company's age-restricted builder.
