EXp bulks up in Southern California — again

Vivian Lesny brings a robust home flipping profile to the brokerage

Brokerage eXp Realty is expanding its presence in Southern California for the third time in just as many weeks.

The Bellingham, Washington-based brand announced Thursday that it was adding Vivian Lesny to its growing roster of agents. Lesny brings with her $70 million in sales in 2024 and a robust home flipping portfolio.

A Culver City-native, Lesny has roots in the Los Angeles area. Her flipping business operates in Brentwood, Westchester, Culver City and Playa Vista, and she represents sellers across Los Angeles' Westside market.

“I’ve done the hard work. I’ve put in the years. Now, I want to build something more — something with meaning,” Lesny said in a statement. “eXp offers me the platform, the people, and the model to not just close deals, but create a legacy.”

Lesny ranks among the National Association of Hispanic Real Estate Professionals' Top 250 Latino Agents in the U.S.

“She’s the kind of agent who not only leads by example, but also lifts others as she climbs," eXp Realty CEO Leo Pareja said in a statement.

EXp is focused on agent quality over quantity

Executives at eXp have noted that the brand is focused on attracting and retaining productive agents rather than aiming to have as many agents as possible.

In discussing their financial results last month, eXp said its agent count was down 5% compared to the same time a year ago.

To help stunt that loss, Pareja told investors that his team was leaning into recruiting teams and productive solo agents.

Around the same time, eXp announced it was adding South Bay-based Palm Realty Boutique and the San Diego-based Heller The Home Seller team to its agent base.

“Our strategy to attract teams is working and helping drive the increase in productivity,” Pareja said during the July earnings call.
