Construction of The St. Regis Residences Houston is expected to begin this year and open within 30 months after work commences on the luxury hotel brand's first standalone residential development in Texas.

The development team has unveiled the timeline and released renderings, as well as provided more details on the 38-story tower at 102 Asbury St. The Houston-based Satya firm announced plans for the project in late 2023.

The 90 condos will be priced from $2.4 million, officials said. Most of the units range from 2,000 to 5,000 square feet, with a limited number available up to 6,000 square feet.

Marriott International, owner of the St. Regis chain, has an agreement to manage the property that overlooks Houston's River Oaks district. The tower will have a tree-lined, porte-cochere entrance and include more than 40,000 square feet of indoor and outdoor amenities, according to Satya.

The project will also feature St. Regis' butler service and provide a "transformative lifestyle with incomparable experiences," Satya CEO Sunny Bathija said in a statement.

The building design features a curvilinear shape, floor-to-ceiling glass and wrap-around balconies at the penthouse levels, according to architecture firm Pickard Chilton. Dallas-based ForrestPerkins is designing the interior spaces.

"The tower's form echos the flow of water, with ripples along the facade that pull back to reveal terraces with unobstructed views," said Adrienne Nelson, design principal Pickard Chilton, in the statement.

Pickard Chilton is the design architect, while Texas firm Kirksey Architecture is the architect of record for the building.

Owners will have private access from the south side of the site to the future Buffalo Bayou Trail that will extend toward Memorial Park, development officials said. Residents would be within walking distance of Bayou Bend Collection and Gardens and Memorial Park.

Douglas Elliman Development Marketing is handling sales and marketing for the project. Officials said sales have started but did not release those specifics.
