A South Florida beach town is getting another infill luxury housing development near one of the region's most popular street destinations.
The 4TRO Development and Kastelo Development firms have launched Casa Avenida, a collection of four-story townhouses at 102 SE Fifth Ave. in Delray Beach. The city of about 70,000 in Palm Beach County is 20 miles south of President Donald Trump's Mar-a-Lago resort and 50 miles north of Miami.
Prices for the eight units start at $3 million, with completion expected in 2027. TJ Verdiglione and Nicole Melveney of the GVC Real Estate Team at Douglas Elliman are marketing the condos. Douglas Elliman is also handling sales for Ónix Delray Beach, a 26-unit development with prices starting at $1.54 million.
Casa Avenida is a block from Atlantic Avenue, the city's main downtown thoroughfare that has a mix of shops, bars and restaurants. In 2012, travel guide Rand McNally named Delray Beach the “Most Fun Small Town in America."
While infill condos are a function of a lack of available land in the Delray Beach area, the projects also help insulate developers from growing economic uncertainty that could slow sales in larger buildings, noted U.S. housing analyst Jack McCabe of McCabe Research and Consulting.
"I suspect these will be sold out before the buildings are completed," McCabe told Homes.com, adding that residents in the Northeastern U.S. looking for second homes often prefer less-crowded Palm Beach County to Broward and Miami-Dade counties.

Each townhouse at Casa Avenida includes a private elevator, two-car garages and two private terraces, according to the development team. The second-floor terrace has a so-called cocktail pool similar in size to a hot tub, while the fourth-floor terrace features an outdoor kitchen and a balcony next to an air-conditioned bonus room.
“We envisioned Casa Avenida as an exclusive Atlantic Avenue retreat where residents emerge from their private sanctuary to enjoy the vibrant lifestyle of Delray Beach just steps from their front door,” Kastelo Development's Jerad Graham said in a statement.
