From a teen party spot to a Hollywood hideaway, 100-year-old LA home asks nearly $6 million

Emmy-winning writer Mike Sweeney is selling his Los Feliz residence

To grow up in Los Feliz in the 1970s was to know the home at 2250 N. Berendo Street.

Or at least that’s the word on the street, says real estate agent Sherri Rogers.

“The house was the hub of the neighborhood. All the kids hung out at that house. They would have parties at the house,” Rogers told Homes.com in an interview. “So, imagine, Los Feliz, and all the teenagers just partying at this house and nobody’s parents knew where they were.”

And that lore extends further — to Hollywood, Rogers said.

For one, it’s the home where Delmer Daves grew up. The screenwriter and director is known for his Western movies, such as “3:10 to Yuma” and “Broken Arrow.”

Most recently, the 100-year-old home known as Villa Palazzetto served as the residence for Mike Sweeney and Cynthia D’Aprix Sweeney. Mike is an Emmy-winning writer and producer known for his work with comedian and podcast host Conan O’Brien for the last three or so decades. Cynthia is a bestselling novelist known for books including “The Nest” and “Good Company.”

Now, the couple is selling their six-bedroom, six-bathroom home. The nearly 5,000-square-foot residence hit the market at the end of August with a $6.3 million price tag. As of Thursday, the price had been lowered to $5.99 million, according to a listing on Homes.com.

“The creative vibes coming from this house, I think, just attracts a lot of intellectual Hollywood people,” Rogers said.

Rogers holds the listing alongside Anthony Stellini and Elisa Ritt. All three agents are with Compass.

A home offering character-filled, resort-like living

More than its creative aura and storied neighborhood history, though, the property offers buyers a chance to purchase a sought-after style of home, Rogers said.

“It’s not common for a buyer to say, ‘Boy, I’d really love a tutor,' or 'I just want to sink my teeth into a traditional,'” Rogers said, explaining that she’s noticed buyers are more interested in historic, character-filled houses rather than newly updated styles.

“That’s a trend now, is people taking all of the details out and beige-washing it,” she added. “People are getting a little tired of that, and they’re looking back to these old school details.”

If there’s one thing Villa Palazetto delivers, though, it’s original details. For example, upstairs, there’s a vintage heat register that includes a switch for a ballroom. While the “ballroom” is now the living room, the space still features an elevated platform that likely once served as a stage for live music, Rogers said.

More than that, the home sits on a corner lot. Its exterior features include a barbecue entertainment area, a fire pit and an outdoor dining room covered by a pergola with retractable awnings.

There’s also the mosaic-tiled pool, which Rogers describes as “just delicious.”

“It’s sort of like living at a resort,” she added.
