Garbett Homes starts work on energy-efficient communities near Salt Lake City

The builder expects two communities to open by next summer

A Utah-based builder broke ground on a pair of new home communities where buyers can have more control over temperature regulation and improve the air quality and sustainability of their homes.

Garbett Homes is planning 100 homes with low-emittance windows, LED lighting, high-efficient water heaters and landscaping that reduces the need for water near the state's capitol city.

Garbett Marketing Manager Glenn Hoggan told Homes.com that the builder chooses areas where energy efficient construction and home prices can be competitive for the market.

In the larger of the two communities, Garbett is planning a 76-townhouse development called Mosaic in South Jordan. Mosaic will have a mix of two- and three-bedroom units and is expected to open next summer near Daybreak, a 4,000-acre master-planned community.

In nearby Draper, Garbett plans to open a 30-home single-family community called Urbana next spring. The project will offer two-story floorplans ranging from 1,600- to 2,500 square feet.

Inside Garbett's new communities

Garbett has previously built in South Jordan and found success in being located near stores, restaurants and entertainment venues.

While prices aren't finalized, Hoggan said that initial estimates show base pricing for Mosaic to be in the low- to mid-$500,000s.

South Jordan's median townhouse sale price is $450,000; across all homes in South Jordan, the average value is $724,555 as of October, according to Homes.com.

At the single-family home community in Draper, base pricing is expected to be in the upper $600,000s, Hoggan said.

Urbana will be located near the Loveland Living Planet Aquarium, shopping centers as well as the practice facility of the Utah Mammoth — the state's new National Hockey League team.

Homes in Draper carry an average value of $883,061. Across Salt Lake City, the average home value is $636,227, according to Homes.com.

According to its website, Garbett lists completed six communities throughout Utah, which are a mix of townhouses and single-family developments.
