Homebuilder bets on demand for luxury townhouses near Central Florida's Disney World

Toll Brothers to start sales this spring at Alora development south of Orlando

A major U.S. homebuilder is preparing to launch luxury townhouse sales in the growing Central Florida suburbs near Walt Disney World as it adds to its holdings in one of the nation's fastest-growing areas.

Toll Brothers said it plans to build 125 units at Alora near Luminary Boulevard and Centerline Drive within the Lake Nona master-planned development in Orange County, Florida, south of Orlando. The company expects sales to begin in late spring, with prices starting in the low $600,000s.

Lake Nona is about 20 miles east of Disney World. In recent years, Toll Brothers and other builders scooped up land near the iconic amusement park and bet that buyers would embrace new neighborhoods while remaining close enough to work in Orlando's job center.

The homebuilders are attracted, in part, to the area's growth. The Orlando region added nearly 55,000 residents between 2022 and 2023, ranking No. 4 among the nation's fastest-growing metropolitan areas, according to the latest U.S. Census figures. Dallas was first with nearly 153,000 new residents during that period.

Toll has about a dozen existing and planned developments in Central Florida. They include Westhaven at Ovation north of Disney in Winter Garden, according to the company website. Westhaven contains townhouses, bungalows and single-family homes.

At Alora, the townhouses' floor plans are as large as 2,037 square feet and include flex spaces and first-floor guest suites, according to Toll Brothers.

“With premier access to a brand-new onsite school and a wide range of amenities, this community is an ideal place to call home," said Brock Fanning, Toll's division president in Central Florida, in a statement.

Aside from Florida, Fort Washington, Pennsylvania-based Toll builds in 23 other states. Known for its luxury homes, it's the nation's ninth-largest U.S. homebuilder, according to the latest rankings from Builder magazine.
