A major U.S. homebuilder is planning about 350 homes in a southeast Georgia market that could attract buyers who work in the booming Jacksonville, Florida, job center.
Century Communities said it will launch sales in January at NorthShore in Kingsland, Georgia. The gated development will have three- and four-bedroom homes with access to the St. Mary's River, according to the company.
Century, of Greenwood Village, Colorado, said it also expects to launch sales in a second Kingsland development, the Preserve at Camden Woods, in April. Kingsland, just over the Florida-Georgia state line, is about 70 miles south of Savannah, Georgia, and 40 miles north of downtown Jacksonville.
Olympus Insurance Co., Dun & Bradstreet and other companies have relocated to the Jacksonville metropolitan area in recent years, boosting its job numbers and population base. The region added nearly 37,000 residents between 2022 and 2023, making it the 12th fastest-growing metropolitan area in the U.S., according to the latest data from the U.S. Census.
Dallas' metropolitan area, with a population of 8.1 million, led the nation with nearly 153,000 new residents.
Jacksonville is the largest city by land area in the contiguous U.S. and has a population of about 986,000, according to Census Bureau data.
Century has not disclosed sales prices at the two Kingsland projects, though the builder is already selling homes for about $285,000 at its Landing at Crooked River development in the city. Prices at existing Century projects in the Jacksonville area range from about $220,000 to $500,000, according to the company's website.
Century ranks as the nation's 10th largest U.S. homebuilder based on 9,568 sales last year, according to Builder magazine.
