Three prominent homebuilders are pitching nearly 400 new homes for one of Phoenix's fastest-growing cities.
The Gilbert Planning Commission considered proposals at its Nov. 5 meeting for K. Hovanian Homes, Lennar and New Home Co. Collectively, these projects would bring 385 homes to the east Phoenix town of Gilbert, Arizona.
The largest project of the three is New Home's plans for 229 homes at Bella Storia. This community, located at Power and Williams Field roads in the Higley neighborhood, was approved.
K. Hovanian introduced plans for a 67-home community called Sheffield Place in the commission's study session meeting. Lennar is planning to build 91 homes, ranging from 2,375 square feet to over 4,400 square feet, on more than 26 acres.
The proposals add to housing growth for Gilbert, where Lennar is also pursuing plans to build 1,759 homes in a different part of town.
Gilbert home projects move to next round of approvals
Lennar received approval for a preliminary plat for its Willowbrook community, located on the southeast corner of Riggs Road and 156th Street. Lennar introduced this project in August and received approval to rezone the land for a single-family development.
The builder states in filings that the community is the result of "keeping up" with the growth that has been occurring in Gilbert since 2010. The site for Willowbrook is considered part of the South Chandler neighborhood, which is on the border of Gilbert and the city of Chandler.
Roughly 20% of the site is dedicated to open space for picnic tables, playgrounds and a pickleball court.
New Home will bring a mix of single-family homes, duplexes and townhouses at Bella Storia.
K. Hovanian's project will be located on almost 15 acres near Gilbert Road and Civic Center Drive in Gilbert's Heritage District neighborhood.
The builder will offer four home designs for Sheffield Place, ranging in size from 2,379 to 2,762 square feet.
K. Hovanian, a subsidiary of publicly traded Hovnanian Enterprises Inc., is fresh off winning 52 acres of prime north Phoenix land in an Arizona State Land Department auction. The builder outlasted seven other competitors and secured the land for $71.1 million.
