National homebuilder K. Hovnanian Homes filed plans for a new gated home community on the site of the former corporate office of Bashas’ Family of Stores, an Arizona grocery chain that has been around since the 1930s.
K. Hovnanian Homes proposed a new 107-home community called Havenwood Manor at the southwest corner of Basha and Ocotillo roads in Chandler, Arizona.
The builder is looking to pay homage to the former use of the land with a plaque near a walking trail that nods to the grocery store chain, which vacated the office site in 2023.
The project will be heard on Nov. 19 by Chandler's Planning & Zoning Commission. K. Hovnanian is proposing to rezone the land to allow for single-family residential uses.
Builder looks to pay tribute to land's historic roots
The Basha family sold the grocery store chain to The Raley’s Cos. in late 2021. The Raley Cos. continues to operate the Basha's stores under the family name in Arizona.
Havenwood Manor would be built in Chandler's Ocotillo neighborhood, where homes carry an average value of $789,228, according to Homes.com data.
The project is slated to be a gated community, with each home to have a minimum lot size of 4,000 square feet. The builder envisions the homes as a mix of Spanish modern, farmhouse and contemporary styles, according to project documents.
Roughly 20% of the land for Havenwood Manor would be dedicated to open space that would include a playground for small children, a ramada, and turf area.
Chandler land becomes increasingly hard to find
The site would need to be cleared before K. Hovnanian breaks ground on Havenwood Manor. Finding 20 acres for a new community is an increasingly rare feat in Chandler, as the East Phoenix city is more than 90% built out.
Earlier this year, Shea Homes jumped on the chance to acquire a 24-acre land parcel at 2414 E. Gemini Place. There, it plans a 93-home community called Symmetry at Magnolia that's already under construction.
K. Hovnanian is a subsidiary of publicly traded Hovnanian Enterprises Inc., the nation's 17th-largest builder based on 6,151 closings in 2024, according to Builder Magazine.
The builder is staying busy across Phoenix.
In September, K. Hovnanian won more than 52 acres in Phoenix's Desert Ridge neighborhood through an Arizona State Land Department auction. K. Hovnanian outlasted seven other builders and, after 116 bids, secured the win with a final price of $71.1 million.
K. Hovnanian also introduced plans to the town of Gilbert for a 67-home community called Sheffield Place. That project will be located on almost 15 acres near Gilbert Road and Civic Center Drive in Gilbert's Heritage District neighborhood.
