KB Home acquires land in southeast Phoenix for 500-home community

The builder is targeting first-time and move-up buyers for Olea Grove

More than 100 acres of land in Queen Creek, Arizona land is slated to make way for a new community by KB Home.

The Los Angeles-based homebuilder is planning "Olea Grove" on the northeast corner of Meridian and Combs roads. The project is planned to have 500 houses, including townhouses and single-family homes.

The builder is targeting both first-time and move-up buyers to live within Olea Grove, said Ryan Bashaw, president of KB Home's Phoenix division, in an emailed statement to Homes.com.

KB Home to build options for different buyer profiles

The project will comprise 160 townhouses, ranging in size from 1,430 to 1,921 square feet, and 340 single-family homes, ranging in size from 1,391 to 2,938 square feet.

Bashaw said KB Home will start land development in 2026 and first openings are expected in 2027. KB Home will release pricing "a little before" the model homes open.

"We pride ourselves on being a low-cost provider in the Phoenix market and are always trying to create affordability," Bashaw said in a statement. "Our pricing strategy focuses on offering the best possible price rather than continually increasing incentives."

The builder has an existing presence in Queen Creek

Bashaw said Olea Grove builds on recent success at The Enclaves at Sonrisa, another community in Queen Creek. KB Home is actively selling in that community, where prices start at $462,990.

Olea Grove will also have community amenities like a swimming pool, basketball and pickleball courts, an amphitheater and turf play area, and pocket parks and more.

The site is located across the street from the Queen Creek Olive Mill, and KB Home will provide pedestrian access to the 100-acre farm with an on-site restaurant.

Projects emerge across Phoenix

Bashaw added that the development of Olea Grove aligns with the company's goal "to be one of the leading homebuilders by volume in the area."

KB Home is also building in the Floreo village in the 37,000-acre Teravalis master-planned community in Buckeye. Earlier this month, the builder announced the grand opening of The Traditions at Teravalis, where prices begin in the mid-$300,000s.

When built out, Teravalis is expected to encompass 100,000 homes for 300,000 residents, alongside 55 million square feet of commercial space, parks, schools and more.

KB Home is the nation's seventh-largest builder based on 14,169 total closings in 2024, according to Builder Magazine.
