Lennar extends Arizona homebuilding push in this master-planned community

One of the nation's top homebuilders is looking to bolster its presence in the Hawes Crossing master-planned community in Mesa, Arizona.

Miami-based Lennar Corp. filed project plans to build 343 homes across 60 acres within the community.

The new community, dubbed "Hawes Village Five," would offer three different home types ranging from 1,724 to 2,679 square feet, with a maximum lot size of 3,870 square feet.

This proposed development would join an existing, recently built community from Lennar in Hawes Crossing that includes townhouses and single-family homes. Prices range from $400,000 to $560,000.

Mesa's Planning and Zoning Board recommended approval of Lennar's project at its Sept. 24 meeting. It will be heard by the Mesa City Council for final approval.

The 1,200-acre Hawes Crossing community was once home to dairy farms on land that was annexed into the city of Mesa in 2020. Since then, builders like Lennar, Taylor Morrison and Blandford Homes have built within the development. Earlier this year, Landsea Homes received approval to move forward on a 259-lot community within Hawes Crossing.

The community is situated in the Phoenix-Mesa Gateway neighborhood in southeast Phoenix and minutes away from the Mesa-Gateway Airport.

Homes in this neighborhood carry an average value of $689,396. That is more than $100,000 above the average across Phoenix, which was $572,831 as of September, according to Homes.com data.

Adding to active Phoenix homebuilding

Lennar has several projects in the works throughout Phoenix. Earlier this month, the Buckeye City Council voted to approve the next phase for the builder's Ventana Ranch community that brings 253 new homes to fast-growing Buckeye. That would build on 455 lots it developed in the first phase of Ventana Ranch.

Lennar is also planning its first two developments within Gilbert. The two projects — Willowbrook and Harvest Grove — call for about 1,800 homes.

Lennar, and other major builders, recently participated in a bidding frenzy for a 52-acre parcel in Phoenix at an Arizona State Land Department auction. Bidding escalated to $71.1 million with K. Hovnanian Homes ultimately winning the auction.

Publicly held Lennar is the nation’s second-largest homebuilder based on 80,210 sales last year, according to Builder Magazine.

The builder did not respond to a request to comment from Homes.com.
