Long Island has two homes for sale that are horse lover’s dreams

Manorville property has one of the area’s largest equestrian arenas

About one hour east of New York City, there are two homes for sale that may be ideal living spaces for those who are inclined to equine.

The first property is a 7-acre horse farm — with a $8.7 million asking price — on Shelter Island at 79 North Midway Road called Fox Hollow Farm. The second is a 27-acre estate at 147 Eastport Manor Road in Manorville, New York, complete with three riding rings and a training track for racehorses. With a $4.5 million price tag, the Manorville home has one of Long Island's largest horse arenas, according to the listing on Homes.com.

The Manorville home has four bedrooms and four bathrooms with three fireplaces and a three-car garage. The home and the grounds surrounding it have mostly sat dormant in recent years, and its ideal new owner should be someone perhaps looking to farm the land or turn it into a winery, said Kevin Delaney of Service Realty, the listing agent.

"There's a possibility for a new chapter — a fresh start, for someone to pursue a new business venue," Delaney said in an interview. "The scenery there is incredible. It's 27 acres of completely open land on Long Island. That doesn't exist anymore. It's something unique in its own way."

Manorville is one of many small, quiet suburban villages on Long Island. Home prices there start at $500,000 and grow to $1.2 million, according to Homes.com. The area is affectionately known as the gateway to the Hamptons and its suburban neighborhoods.

Long Island plays a huge role in the nation's horse racing industry. A 5-acre estate in Mill Neck is a known hot spot for breeding racehorses, for example.

One leg of the Triple Crown race — the Belmont Stakes — takes place on Long Island in Elmont. Another horse competition — the Hampton Classic — is held in Bridgehampton. All told, horse racing funneled $3 billion into New York's economy in 2023, according to the most recent data from the American Horse Council.

Aside from farming, Delaney said, the Manorville home is ideal for someone looking to host horse shows and competitions because there's plenty of space for the animals to run and graze.

"Then you have the 55-stall barn," he said. "They can walk 10 feet from their barn to the arena. It's tremendous."

Fox Hollow Farm is "one of only a handful of true horse farms on Shelter Island," according to the Homes.com listing. It has a four-stall horse barn, a tack room and a trainer's studio.

Three-bedroom homes on Shelter Island typically start at $1.3 million, and waterfront properties can climb to $10 million, according to Homes.com data. It's a roughly 20-square-mile island where property taxes are lower than other parts of Eastern Long Island.

The home at Fox Hollow features eight bedrooms and nine bathrooms across three floors. It has a yoga studio, a billiards room, and three fireplaces. Aside from the horse barn, the farm offers a pool house and a three-car garage.

Nick Gavin, the Compass listing agent for the Shelter Island home, didn't respond to multiple requests for comment.
