Luxury homes hit Lombard, Illinois, with prices starting at $2.6 million

Eleven-home Pinnacle at Meyers development to test suburban Chicago market

A new gated development is testing the suburban Chicago market of Lombard, Illinois, with 11 luxury single-family homes starting at $2.6 million.

Developer Ahmed Irfan Khan of Afsar Developers said the project, The Pinnacle at Meyers, captures demand for new construction in neighboring affluent towns such as Oak Brook, Elmhurst and Hinsdale.

“The customer I’m picking is looking at building a home anyway," said Khan. He suggests that these buyers often tear down and build new, spending millions on redevelopment and custom designing their new homes. By purchasing one of Khan's builds, homebuyers wanting new could get a "significant discount," he said.

Khan added it’s likely the first project with such high prices in Lombard, located about 22 miles west of Chicago, with a population of roughly 44,000. Its median single-family sale price is $395,000, according to Homes.com data. Comparatively, the median single-family sale price in Oak Brook is $972,500 and, in Hinsdale, nearly $1.3 million, Homes.com data shows.

At The Pinnacle at Meyers, two of the 11 homes have been purchased, and eight hit the public market Sept. 23, priced between $2.6 million and $2.8 million, the most expensive listings in the suburb. Construction is set to break ground as homes are sold, with the first two deliveries expected in summer 2026.

Homes include seven bedrooms, nine bathrooms and a minimum of 11,470 square feet with a six-car garage. Closing prices could exceed the base listing price if buyers opt to add any additional upgrades, such as an elevator for $75,000; a finished basement for $75,000; an indoor swimming pool for $100,000; or a $50,000 home theater system, said the developer.

The properties also include four kitchens: one main, one butler’s kitchen, and two bar kitchens located in the basement and penthouse suite. Each bedroom has an en suite bathroom and walk-in closet.

Homes were designed with a contemporary modern aesthetic, featuring straight lines, high ceilings and large expanses of glass.

Despite the large footprint, empty nesters are a target buyer, said Khan.

“The grandparents want to set aside rooms for the kids so that over the weekends, the kids can come visit, the grandkids can come enjoy the pool, enjoy the amenities, so it becomes more of a gathering place,” he said.

The project gained initial approval late last year from Lombard as a development of 22 homes. But when Khan received demand for even larger homes, that plan was adjusted and homes were essentially doubled in size.

The Pinnacle at Meyers is located on a 3.9-acre tract at the intersection of 14th Street and South Meyers Road. Previously an unincorporated portion of Lombard, the village annexed the site in September 2024. It replaced a handful of 1970s-built ranch homes that were demolished earlier this year.

The priciest home sale so far in Lombard this year was $1.2 million for a 3,200-square-foot new construction home.

Neighbors have told the developer that it’s a unique offering for the suburb, but Khan hopes it’s the first of more to come.

“Just like something happened for the very first time in Oak Brook, something happened for the first time in Hinsdale, something happened the very first time in Glen Ellyn, this is the first time Lombard is going to see these wonderful homes,” said Khan.
