Tri Pointe Homes opens its first neighborhood for 55 and over on East Coast

One of the largest U.S. residential builders is opening its first East Coast neighborhood for people aged 55 and older within a 1,250-home development near Raleigh, North Carolina.

Tri Pointe Homes plans 425 homes in Altis at Serenity, part of Greenfield Communities’ 550-acre Serenity project close to the town of Fuquay-Varina and a 22-mile drive south of downtown Raleigh. The two- to four-bedroom houses at Altis at Serenity will range from just over 1,200 square feet to about 3,300 square feet. Prices will start around the $400,000s.

“With the 55-plus population making up a large share of homebuyers in North Carolina, Altis at Serenity aligns perfectly with the growing demand we’re seeing for amenity-rich active adult communities,” said Bob Davenport, Tri Pointe's Raleigh division president, in a statement.

In Fuquay-Varina, which has a population of 47,000, the median single-family home price is $485,000, according to Homes.com data. About 17% of residents are over 65, two percentage points below the national average. The median household income is $88,452.

Residents over 55 in the new neighborhood will have access to their own amenity center with a pool, pickleball courts and a dog park. A full-time lifestyle director will coordinate events and club activities. They’ll also have use of Serenity’s own amenity facility, The Barnyard, with features such as outdoor yoga platforms, three miles of trails and an “old-fashioned post office where residents can pick up their mail and chat with neighbors,” according to the statement.

In an email, a Tri Pointe spokesperson said the Raleigh market is one of the most competitive in the U.S. for homes for 55-plus buyers, with 2.7 months of inventory. More than half of the population growth since 2020 in Wake County, which includes Raleigh, has been from adults 55 and over, the developer said.

Model homes are now open for tours in the new development.
