Canada's largest homebuilder has started selling the second phase of a master-planned development expected to bring more than 4,200 homes to the northern edge of South Florida.
Toronto-based Mattamy Homes said the 228 homes it plans to build will comprise townhouses and villas priced from the upper $400,000s, as well as single-family properties starting in the high $500,000s.
The project is in Martin County, Florida, about 40 miles northwest of President Donald Trump's Mar-a-Lago estate in Palm Beach. Newfield is classified as a Traditional Neighborhood Development because of its on-pedestrian access, parks, front porches, gathering areas and public art.
More longtime residents of South Florida are making the trek north to Martin and neighboring St. Lucie County for the relative affordability, desirability and proximity to major hubs, said Chris Montgomery, senior market analyst for Homes.com. Builders are following as developable land becomes increasingly scarce in Miami-Dade, Broward and Palm Beach counties.
"A new construction home comes with top-notch amenities at a fraction of the cost in West Palm Beach, Fort Lauderdale or Miami, making homeownership more attainable and providing an escape from higher density and traffic," Montgomery said. "While it may lengthen their daily commutes, many feel lifestyle and financial benefits offer their families a better quality of life."
Newfield's second phase will include more homes with first-floor primary suites and one-story homes designed for residents aged 55 and over, Mattamy said. The 1,000-home first phase began last year, with 100 sales so far, according to the company. The first homeowners moved in this spring.
“With phase two, we’re building on that foundation by expanding housing options and continuing to shape a community unlike anything else in the region,” said Dan Grosswald, division president of Mattamy, in a statement.
Harvest House, a community-supported farm offering fresh produce and local goods, has recently opened in Newfield. A wellness-focused clubhouse called Citrus House is due to open in 2026, and a town center is set to break ground in December.
The Kiplinger family, publisher of business forecasts and personal finance advice, owned the 3,400-acre property for more than four decades. Approximately 70% of the land has been designated for open space and public use. Newfield is expected to take approximately 15 years to complete, according to the homebuilder.
Mattamy ranks 26th among U.S. builders with 3,854 sales last year, according to Builder magazine. Mattamy builds in 11 U.S. markets: Dallas, Charlotte and Raleigh, North Carolina; Phoenix and Tucson, Arizona; and Jacksonville, Orlando, Tampa, Sarasota, Naples and South Florida. Its U.S. headquarters is in Orlando, Florida.
