Nearly 200 new homes for sale at one of Southern California's last working cattle ranches

Master-planned Rancho Mission Viejo introduces its largest residences yet

A master-planned community on one of Southern California’s last working cattle ranches is adding more than 100 new houses — and they’re the largest residences yet in the development.

Rancho Mission Viejo said on Tuesday that it had launched sales for 175 new single-family houses across three new neighborhoods, marking the latest expansion at the master-planned community in Orange County.

The new houses, built by Trumark Homes and Shea Homes, are the largest residences available at Rancho Mission Viejo, spanning between 2,400 and 3,900 square feet.

They are all two-story homes, with three bedrooms to five bedrooms. The homes are in the Village of Rienda, one of three villages at The Ranch.

Prices for the new homes start in the mid- to high-$1 million range. While that’s significantly higher than May's national median home price of $388,829, it's in line with Orange County's median home price of $1.22 million, according to Homes.com data.

Buyers take interest in master-planned developments

The new homes are open to people of all ages, but they boast a number of amenities that might appeal to families.

In addition to a playground, pool and trails, there’s also the Escencia School at Rancho Mission Viejo accepting students between kindergarten and eighth grade. A second school for students between TK and eighth grade is set to open in the Village of Rienda in the fall of 2027.

The Ranch’s addition of larger homes comes just months after it announced that it was also expanding into 55+ living. In March, the brand said it expects more than 300 residences to open in early 2026.

“Demand for 55-plus living is at an all-time high,” Kris Maher, senior vice president of community development at Rancho Mission Viejo, said in a statement at the time. “Our newest village, Gavilán Ridge, will help to meet this housing demand.”

All told, the growth across The Ranch comes at a time when more homebuyers are turning to master-planned communities.

A January report from data firm John Burns Research and Consulting said that in 2024, the number of new homes sold in master-planned developments was significantly higher than historical averages.

It’s a shift that’s taken hold as homebuyers contend with affordability challenges and seek more amenities in the places they live, researchers said at the time.

“The 500+ communities we surveyed enticed homebuyers with their desirable lifestyles, including community amenities, good schools, and a variety of housing options,” the report said.
