'Next-generation' development set for Atlanta exurb

Real estate giant Hines has announced plans for a big, mixed-use village with 2,800 single-family homes, townhouses and apartments northwest of Atlanta.

The 2,390-acre development in Bartow County, Georgia, would contain up to 10 million square feet of manufacturing, data center and logistics facilities, as well as shops, restaurants and hotels, in addition to the residential, Houston-based Hines said. Trails, parks and walkways would link neighborhoods, the company said.

Hines said it expects development work to begin in late 2025 or 2026, with the project taking up to 12 years to complete. The developer is partnering with The Aubrey Corp., a family-owned firm with a portfolio of more than 20,000 acres.

Called Aubrey Village, the site is about 50 miles northwest of Atlanta at Interstate 75 and U.S. Highway 411, providing employers with access to a large labor force and will "build upon the manufacturing legacy" of Anheuser-Busch, Toyo Tires and other firms, according to Hines. It is also near a $4.5 billion Hyundai-SK Battery plant and a $2.5 billion QCells solar plant, new developments bringing more than 5,500 jobs to Bartow starting this year, Hines said.

“Aubrey Village will provide a next-generation mixed-use village, unlike anything in Bartow County, that will be the foundation for economic growth and community engagement in the Atlanta suburbs,” said Michael Harrison, a Hines senior managing director in the Sun Belt, in a statement.

The project will preserve and expand green space and natural resources, according to Harrison. It's expected to have a grocery store and large national retailers, along with local and regional restaurants.

Ramseur Real Estate Advisors will serve as managing consultant for the commercial and residential properties, according to Hines.

Hines, known for its mixed-use and commercial projects across the globe, is ramping up its residential business. Last week, it announced a development of more than 7,000 homes outside Houston.

In the Atlanta area, Hines owns the landmark mixed-used development Atlantic Station in Midtown. In Bartow County, Hines developed its first industrial project in the Southeast near the Cartersville Budweiser brewery.
