Prices start at $2.5 million at this new Toll Brothers community in Arizona

Just 30 homes at this Sedona development

Toll Brothers Inc. has already sold five homes at its newest luxury community in Arizona, where the first model home just opened.

The Sedona development has 30 homes with prices ranging from $2.5 million to $3.6 million. The high-end community is situated on a hillside enclave, set against the backdrop of the red rocks and pine trees in the northern Arizona city.

It is the first active Arizona community outside of Phoenix for the Pennsylvania-based publicly traded homebuilder, according to its website.

Homes at Toll Brothers at Sedona feature floor plans ranging from 3,655 to 4,265 square feet, four to five bedrooms, and three and a half to four and a half bathrooms. Lot sizes range from 0.75 to 1.75 acres.

The model home, opened on Sept. 25, showcases a "resort-style backyard complete with outdoor kitchen" with "sweeping mountain views," according to Bob Flaherty, Arizona group president for Toll Brothers. Homes also feature elevated ceiling heights, multigenerational living suites and gourmet kitchens, the builder said.

Sedona has a population of just under 10,000 residents, according to data from the U.S. Census Bureau. Homes in the area carry an average value of more than $1 million as of August, according to Homes.com data.

Canyon views and access to golf courses and hiking trails contribute to Sedona's status as a tourist and secondary home destination.

In its latest quarterly earnings call, Toll Brothers reported offering incentives that averaged about 8% of their sales price. Penciled out, the homebuilder delivered savings of about $76,000 on its average home sale price.

In July, Toll Brothers started construction on a 93-lot luxury community called Ladera Trails in San Tan Valley near Phoenix. That came a month after Toll Brothers opened Stonegate Court — a 22-lot luxury community in nearby Gilbert.

Toll Brothers ranked as the nation's 10th largest homebuilder based on 10,813 total closings in 2024, according to Builder Magazine.
