A resort-like mansion nestled into the side of a ski slope in Colorado just sold for a record-breaking $17.45 million.
The deal to buy the property in Steamboat Springs aptly known as “Over the Edge” closed on Wednesday, according to a listing on Homes.com. It’s a new high for a home sale in the city, said listing agents Chris Paoli and Amy Brown of The Agency Steamboat.

“This is a really special house. It’s the signature single-family home on the mountain,” Paoli said in an interview. “It’s a full-on resort on the mountain.”
Built in 2007, the seven-bedroom, eight-bathroom house last sold for $10 million in 2021, Homes.com data showed.
It comes with the usual slate of luxury amenities — a two-story gym, a rock-climbing wall, a golf simulator, a heated outdoor pool, a cold plunge and a sauna — but that’s not the best part, according to Paoli.

The house is one of a handful on the mountain offering residents ski-in, ski-out access, he said. And that access “is arguably better than any other property.”
Strong demand for a ski town
The property’s sale price is indicative of the strength of the market in Steamboat Springs, according to Paoli and Kristin Lile, the agent who represented the buyers.
“This sale is a testament to the strength and desirability of our market,” Lile, of Steamboat Mountain Real Estate, said in a statement. “It speaks to the continued demand for exceptional properties here in Steamboat Springs.”

There are about 200 properties for sale in Steamboat Springs, according to Homes.com, ranging from a sub-$100,000 condo to a $15 million 11,000-square-foot estate.
Lile said her buyers chose the property because they wanted to invest in something “that will be part of their family for generations.”

Paoli, who previously worked with the sellers when they first purchased the property in 2021, said his clients used the property as a part-time residence but the new buyers planned to rent it out.
“It’ll be a really strong rental property,” he said. “There’s not many like that with that size and number of bedrooms on the ski slopes.”
