Toll Brothers to kick off sales for new community near Phoenix

This private community has 93 single-family homes on quarter-acre lots

Just a month after opening a luxury community in Phoenix's southeast valley, Toll Brothers is ready to start on another.

The Pennsylvania-based publicly traded homebuilder is underway with construction on Ladera Trails in San Tan Valley, a suburb about 45 miles southeast of downtown Phoenix. The community plans 93 homes in four different designs, ranging from 3,124 to 3,692 square feet.

Sales are slated to begin by late summer on the homes, with prices starting in the mid-$800,000s. At this price point, it is far above the median single-family sales price for San Tan Valley's mark of $439,990, according to Homes.com data.

These homes, built on quarter-acre lots, can be tailored to include everything from multi-slide pocket doors, guest casitas, expanded covered patios and cabanas, with designs personalized with the builder's "one-stop shop" studio.

Community amenities at Ladera Trails include a pool, outdoor gathering areas and fire pits, a playground, pickleball courts and access to hiking and biking trails.

“Ladera Trails offers a unique opportunity to live at the base of the San Tan Foothills, where the natural beauty of the Sonoran Desert becomes part of everyday life,” said Bob Flaherty, Group President of Toll Brothers in Arizona, in a statement. “With large, open floor plans and unrivaled personalization options, our resort-style Toll Brothers community will set a new standard for luxury living in San Tan Valley.”

Flaherty told Homes.com in June that Ladera Trails was one of several Toll Brothers communities nearing opening. The others include Preserve at San Tan — also located in the San Tan Valley — and Toll Brothers at High Point in north Scottsdale. Prices were expected to range from $450,000 up to $600,000 at Preserve, while prices at HighPoint are anticipated to start at around $1.9 million, according to previous reporting.

In June, Toll Brothers opened Stonegate Court — a 22-lot luxury community — in Gilbert's Higley neighborhood.

In its second quarter earnings call, Toll Brothers said "parts of Phoenix" is a softer region for its business, along with the Pacific Northwest, parts of Texas and most of Florida. Comparatively, the Eastern Seaboard and California, Las Vegas, Denver and Boise performed well for the homebuilder, according to the earnings call transcript.
