Townhouse-style condos planned to help meet housing needs in Northern California city

Santa Clara’s median single-family home sale price topped $2 million this year

A developer is building condos that resemble townhouses in a Northern California city to try to meet the needs of families that can’t afford or find a single-family home nearby.

Toll Brothers plans 60 condos at the development, 3131 Camino, with a mix of conventional condos and townhouse-style units that look like single-family attached homes. Some of the townhouse-type units will reach three stories, three bedrooms and close to 2,000 square feet. The housing will be located in the city of Santa Clara, close to a CalTrain commuter rail station and a 15-minute drive from downtown San Jose. The median single-family home price in Santa Clara was more than $2 million in February, according to Homes.com data.

Pricing for the condos will start at $1.4 million, the developer said in a statement.

Most of the 3131 Camino homes will have lanes on one side for access to private garages, but will front onto pedestrian walkways that serve a block of homes, according to renderings on the developer’s website. Landscaping between the individual entrances and the walkways will soften the visual impact of having so many units bunched together. Some models will include rooftop decks.

“With convenient access to top Silicon Valley employers, public transportation and a variety of shopping and dining options, this community is perfect for those looking to balance work and leisure in a prime location,” Alli Sweeney, Toll Brothers’ Northern California division president, said in the statement.

Less than 20% of households in Santa Clara County, where the city of the same name is located, could afford to buy the median-priced single-family home in the county in the last three months of 2024, according to a California Association of Realtors report.

Toll Brothers said in the statement that it expects to start construction soon and begin selling homes in late spring.
