Tri Pointe Homes is building bigger homes at this community near Phoenix

Emberly will offer floorplans up to 5,137 square feet

A rising community in southeast Phoenix aims to deliver homes that are more than double the U.S. average size of 1,900 square feet.

Tri Pointe Homes broke ground on Emberly, a 42-home project across 32 acres. The site is located at the southwest corner of San Tan Boulevard and 172nd Street in the South Chandler neighborhood.

Emberly will offer three floor plans that range from about 4,587 to 5,137 square feet. That exceeds the neighborhood average of 2,829 square feet, according to Homes.com.

Each home will have between four and five bedrooms, four-and-a-half to five-and-a-half bathrooms, options for recreational vehicle space, and four- to six-bay garages. Homes will also offer up to 13-foot ceilings, covered patios, courtyards, double kitchen islands, walk-in pantries, options for multigenerational living and more.

Construction on two model homes within Emberly is underway, with sales expected to open in early 2026. Prices are anticipated to start from $1.2 million.

As of October, homes in South Chandler carry an average value of $745,222, more than $150,000 above the average value across Phoenix, according to Homes.com data.

In a statement, Tri Pointe's Arizona division president, James Attwood, circled this area as a destination for companies to do business and residents to live because of its "its strong economy, highly rated schools and high quality of life."

The builder is also active in Soleo — a 473-acre master-planned community in nearby San Tan Valley. Other prominent builders, such as Mattamy Homes and David Weekley Homes, have recently bolstered their presence within Soleo.

Tri Pointe is the nation's 15-largest homebuilder based on 6,460 total closings in 2024, according to Builder Magazine.
