Under one roof: Georgia's Traton Homes offers multigenerational housing

Design at Marietta development helps combat affordability challenges, analyst says

Regional homebuilder Traton Homes is introducing a floor plan that caters to multiple generations living in the same house, a concept that helps address U.S. affordability concerns.

The Presley, featuring five bedrooms and more than 3,800 square feet, is available exclusively at Traton's Oak Valley Estates in Marietta, Georgia, about 20 miles northwest of Atlanta, according to Traton. Presley homes are priced from $838,000.

Multigenerational housing gives owners the space and flexibility to take in adult children trying to save money or parents who need assistance.

"As household dynamics continue to evolve, more families are seeking home designs that accommodate multiple generations under one roof — whether it's adult children living at home longer or aging parents moving in for additional support and companionship," Kimberly Garwood, Traton's marketing director, said in an email.

Other builders also offer multi-gen floor plans. While they are not necessarily a top seller, "we feel the need to have them in our lineup because buyers do ask," said Marcie DePlaza, chief operating officer of GL Homes in Sunrise, Florida, in an email.

The concept was more popular during the U.S. financial crisis and Great Recession nearly two decades ago as families moved in together following foreclosures and job losses, but it still makes sense today, said Brad Hunter, head of the Hunter Housing Economics consulting firm in West Palm Beach, Florida.

"I don't think mortgage rates are moving down, and affordability continues to be a big problem," Hunter told Homes.com. "Sharing a home across generations seems like it would be a smart move for a lot of households."

The two-story Presley design features a guest bedroom with a private ensuite bathroom on the first floor, making it ideal for older adults who don't want to climb stairs, Garwood said. The other four bedrooms are upstairs.

Oak Valley Estates is near the intersection of Macland and West Sandtown Roads in Marietta.

Marietta-based Traton sold 419 homes last year, ranking as the nation's 122nd-largest homebuilder, according to Builder magazine. The privately held, 54-year-old company builds townhouses, single-family homes and 55-and-over developments in Georgia and the Florida panhandle.
