A nonprofit group that oversees a loop of trails, parks and future transit in Atlanta is seeking single-family and rental housing development proposals on 31 acres in a historic district.
Atlanta Beltline is accepting applications for development of the first phase of a project at 425 Chappell Road in the Bankhead-Westin Heights neighborhood, according to Keona Swindler, a spokesperson for the group. The Atlanta City Council approved a rezoning of the land to allow for the development of up to 1,100 units at the site.
The deadline for submitting development proposals is July 9.
The Atlanta Beltline, a former railroad corridor that connects 45 neighborhoods, has become a destination in several parts of the city. Atlanta is trying to boost development along the pathway, especially along stretches that have not had as much activity as the popular Eastside Trail at the Old Fourth Ward neighborhood.
Bankhead-Westin Heights, an affordable, walkable area, is one of the oldest neighborhoods in the city. A conceptual site plan shows a first phase with as many as 150 homes and nearly 5,000 square feet of commercial space featuring small businesses.
At least 30% of all units are due to be set aside as affordable housing, according to Swindler.
"The development of 425 Chappell Road helps realize the Beltline's long-term strategy of strategic site acquisition as a means to deliver affordable and attainable housing options and affordable commercial spaces for our local small businesses," said Dennis Richards, the Beltline's vice president of housing policy and development, in a statement.
Atlanta Beltline said it acquired the land, its largest deal to date, for $25.6 million, or 30% below its appraised value, from Brock Built Homes in 2021.
The nonprofit group said it worked with the community on development plans for the site in part by holding public meetings and making neighborhood association presentations.
