You can live on a Colorado ski slope, but prices are peak

New home lots for Breckenridge project go up to nearly $9 million

The chance to build a custom home on Breckenridge, Colorado’s last open, developable land will cost buyers between $5.25 million and $8.9 million — house not included.

The lots are part of the master-planned project called Finale, and according to the developer, The Finale Development Partnership, these are the priciest homesites currently listed in the ski town. Lots range between 0.66 acres and just above 1 acre.

According to Homes.com listings, five Finale lots are currently pending, ranging from $7.9 million to $5.2 million, leaving nine still available. The most expensive land sale so far this year was 0.66 acres for $4.32 million.

Breckenridge is familiar with pricey homes and lots. The costliest home sale in 2025 so far was a $14.85 million home with seven beds, seven and a half baths, and 8,220 square feet on 0.97 acres, according to Homes.com. It sold in February after 132 days on the market. The median sales price for a detached single-family home in Breckenridge is $2.2 million, up 32.53% from last year, according to Homes.com May data.

These will be the only homesites for custom homes in the development. Finale will also include townhouses, condos and a hotel. Finale gives owners direct access to the Rocky Mountains and the Breckenridge Ski Resort, with proximity to downtown Breckenridge, according to the developer.

Homes will be ski-in, ski-out, allowing owners to ski directly onto the slopes from their house. The 14 homesites will be along the base of the Rocky Mountains’ Peak 8, with views to the Continental Divide, Mount Bady and Boreas Mountain, according to the developer.

Construction began this month for its Independence Townhomes, a collection of 16 three, four and five-bedroom townhouses starting at $4.12 million and going up to over $6 million. Seven of the townhouses are under contract after sales began in March. Homeowners will move in late winter next year and gain lifetime ski passes to Breckenridge Ski Resort.

The median price of an attached single-family home in Breckenridge is $920,000, according to Homes.com May data.

“Since launching sales of the Independence Townhomes in March, we have seen tremendous interest in Finale and are excited to be underway with construction as we prepare to welcome homeowners in late winter of 2026,” said Graham Frank, one of the managing members of The Finale Development Partnership, in a statement.

In future phases, the project will break ground on the Imperial Hotel, which includes private residences, both offered for whole ownership or partial. The remainder of the development includes the Imperial Villas and Chalets, homes between two and five bedrooms with access to the hotel’s amenities.

The Finale Development Partnership is led by Frank and Mike Dudick. Dudick is the CEO and co-owner of Breckenridge Grand Vacations, and Frank is the chief development officer. Their company owns several Breckenridge resorts, such as the Grand Timber Lodge, Grand Lodge on Peak 7, the Beck Inn and Grand Colorado on Peak 8.
